The Beerseweg borders the Kempenweg, the N395, which gives access to Oirschot and the Beerzen. Kempenweg connects to the A58 motorway. The area near Beerseweg consists mainly of farmland.
Oirschot is located in the Kempen and became an independent municipality in 1819. Since 1997, the southern municipality of Oost-, West- en Middelbeers has been part of the municipality of Oirschot. The municipality has about 19,267 inhabitants (source: CBS) and is part of the Eindhoven Metropolitan Area. Because Oirschot is one of the northernmost towns of the Kempen, it is also called the gateway of the Kempen. The municipality of Oirschot has many attractions and counts more than 300 national and municipal monuments. you will find many amenities such as several primary schools, secondary schools, supermarkets, shops, sports clubs and a cosy market with terraces and restaurants.
Building possibilities:
Only a detached house may be built on this building plot. The building block within which the house (main building) is to be built measures 12 by 19 metres. The maximum building height is 10 metres with a maximum gutter height of 4.5 metres, whereby the total volume of the house may not exceed 1,000 m3. The distance to the front and side plot boundaries may not be less than 5 metres and the roof pitch may not be less than 12° and not more than 45°. Building underground (applying a basement) is also possible.
The following provisions apply to the construction of ancillary buildings (outbuildings, additions and extensions) at residential properties. The distance to the front line may not be less than 3 metres and the distance to the house may not exceed 20 metres. The built-up area of additions and extensions may not exceed 240 m2, whereby a maximum gutter height of 4 metres and a maximum building height of 5.5 metres must be maintained. The distance to the side plot boundary may not be less than 5 metres.

* The plot in question is located within the prevailing zoning plan "Buitengebied, herziening Beerseweg 6 en 't Laar 1a" which was adopted by the municipal council on 5 March 2024. In this zoning plan, the plot is situated within the zoning "Residential".
* The plot has a depth of almost 60 metres and is about 40 metres wide on average.
* A buyer must realise at least 3 parking spaces on the plot.
* Planting on both the left and right side of the plot should be done according to an established planting plan. This can be found under the heading 'media'.
* There is an old groundwater well on the plot due to former use of greenhouses. The connection will be moved by the seller to the house plot of the existing house Beerseweg 6.
* A copy of the current zoning plan is included in the appendices of the downloadable brochure.
* No building permit has yet been issued for the construction of a dwelling. The buyer can design and have a dream house built according to his own taste and in accordance with the rules of the zoning plan. Some examples of house types are listed under 'media'.
* A soil survey has already been carried out on the site. When applying for an environmental permit, the buyer should take into account the possibility of having an (additional) soil and probing survey carried out.
