Description
Located in one of the most beautiful spots along the Singel in Amsterdam (Centrum district), this stunning, sustainable, national heritage canal house from 1638, replete with original features, is available for sale. The location on the Singel itself is tranquil, nestled precisely between two bridges leading to the famous, lively 9 Straatjes area with trendy shops and restaurants. It is very accessible by public transport (metro and tram).
The property includes a front and back house separated by a staircase and an inner courtyard. Currently, the house is openly arranged, as it is inhabited by just two people, but it offers enough space to expand the existing two bedrooms to four. The house has two bathrooms, one of which is connected to the master bedroom.
The house features original old wooden floors on two levels and, on the main living floor, a beautiful, very high historical ceiling with a high-quality built-in gas fireplace.
The owners have fully renovated this house, with a net floor area of about 270 m², over the past few years and have equipped it with every conceivable comfort. In 1999, the building was provided with a new roof structure. The foundation was also completely renewed in 2013.
LAYOUT
GROUND FLOOR
Entrance area, meter cupboard, and hobby/dining room with original candle niches and old brick wall, featuring a fully equipped kitchen (with induction stove and semi-professional dishwasher), with (partially) marble floors, which, according to the zoning plan, could potentially be used as a shop or a shop with additional catering facilities. Access to the inner courtyard, with a fully renovated WC with small sink. At the street side of the ground floor is a private outdoor patio. A beautifully renovated staircase leads to the mezzanine floor.
MEZZANINE
Guest room with a small sink, which overlooks the inner courtyard through a large window and has a view through to the dining room.
FIRST FLOOR
A living and dining room equipped with two fireplaces (one with a newly installed gas fire), built-in cupboards, new floor made of old beams with underfloor heating, and a generous view of the canal. The dining room connects to the (2nd) WC.
SECOND MEZZANINE
Also here a fully equipped kitchen (induction stove and quooker), featuring an old marble countertop, with a short stair connection to the living and dining room.
SECOND FLOOR
Large guest/study room overlooking the canal, from where stairs lead to the master bedroom. On this floor, there is also a newly built laundry/striking room with a washing machine, shower, and a (3rd) WC. In the wall of this bathroom is a small new central heating boiler that can be detached and connected to the heat pump system available for the entire house.
THIRD FLOOR
Master bedroom and newly installed bathroom with bathtub and walk-in shower (beton ciré) and a (4th) WC. Stairs to the large attic above.
SUSTAINABILITY AND OTHER FEATURES
The house has recently been fitted with highly insulating vacuum glazing (comparable to triple glazing) in the original frames. The sliding technique has been completely renewed and fitted with built-in draft strips. Recently installed solar panels are on the roof (not visible from the street). In the attic, next to a gas boiler, there is a highly advanced Viessmann hybrid heat pump, which is also fully electrically operable.
The lighting throughout the building is controlled and remotely adjustable via Philips's Hue system. The house features an advanced (also remotely controllable) alarm system. Softened water in the house's plumbing is ensured by the existing hydrophore in combination with an Aquacell system. The master bedroom is equipped with air conditioning.
