Description
Super nice former 2-room apartment of 33 m² (NEN 2580) located on the second floor of a monumental complex with a fantastic view of the Kostverlorenvaart! When the weather is nice, you can watch the countless boats that sail by for hours.
The apartment is located in the beautiful complex 'Oranjehof' which was built under architecture in 1942 in the Delft School architectural style and used to be housing for single working women. Nowadays, everyone is allowed to live there and a nice mix of residents has developed. The building has been included on the municipal monument list since 2013.
The history and grandeur of the building are immediately apparent when you enter the central hall of the apartment building. The complex has communal storage rooms, a laundry room that can be used by the residents of the complex, as well as two elevators. There is also a communal garden that can be reserved by the residents for birthdays and other festive gatherings.
Area and accessibility
The apartment is quietly located on the corner of the Kostverlorenvaart and the Admiraal de Ruijterweg. The Westerpark, Oud-West and the Jordaan are all a few minutes' bike ride away, as is the centre of Amsterdam. There is a wide range of local shops and supermarkets in the area, as well as many cosy cafés and restaurants (including the Foodhallen). Both Sloterdijk and Centraal stations are easily accessible by public transport. The A10 ring road is a 7-minute drive away. Parking is possible in front of the door with a parking permit.
The layout:
Ground floor: Through beautiful wooden entrance doors you enter the monumental entrance with a wide and stately staircase, 2 lifts, shared storage room, laundry room, shared garden, mailboxes and doorbells.
Second floor
The entrance is on the second floor and can be reached via the stairs or the lift. At the front of the house is a gallery, which is only accessible to direct residents. The house is practically laid out. At the front of the house is the kitchen with a large window. The kitchen is equipped with a gas stove, more than enough storage space and a fridge-freezer combination. Next to the kitchen is the bathroom, equipped with a shower, toilet and washbasin.
At the rear of the house is the living-bedroom. Previously, these were 2 rooms and this can easily be converted back. This space has large windows and a French balcony, all situated on the southeast and offer a fantastic view over the Kostverlorenvaart. The communal courtyard is accessible to every resident.
VVE sustainability plan
The VVE has been working on a sustainability plan for the building for some time now. The large-scale renovation has now started. For example, the building will be equipped with solar panels and new frames with double glazing will be installed on both the quay and the gallery side. Furthermore, various other insulation works will take place.
In the apartment itself, the meter cupboard will be renewed and a new mechanical installation will be installed.
To finance this, the VVE has taken out an energy-saving loan. The repayment of the loan has now been included in the service costs and amounts to € 121.60 for this apartment (tax deductible in box 1)
