Description
A lovely bright ground floor apartment of about 94 m² with a sunny garden, ceiling height of about 3.7 meters, two storage rooms and a parking space in the underground parking garage. The house has one large bedroom and has the possibility of creating a second bedroom. The ground lease has been paid off until 2055 and the application change to perpetual ground lease has been made under the favorable conditions.
The apartment complex 'Luycksterrein' from 2006 is located in the popular Weesperzijdebuurt. An attractive residential area nearby the Pijp. Close to stores, cozy restaurants and cafes on the Amstel. Very well accessible by car and public transport.
Layout
Through the private entrance from the street you enter a spacious living room with a ceiling height of approximately 3.7 meters. Because of the wall-to-wall and ceiling-high windows, this is a lovely bright space where also a bedroom and a loft have been realized. This living space is separated from the dining area and living room at the rear of the property by the centrally located kitchen. The kitchen is equipped with a 5-burner gas hob, extractor hood, oven, dishwasher, refrigerator and freezer. The living/dining room at the rear also has large windows and gives access to the garden. This sunny garden with back entrance is located on the southwest.
The house has one spacious bedroom, accessible from the intermediate hall, but there is a possibility to create a second bedroom (see alternative floor plan). The bathroom has a bath, double sink, design radiator and a shower. There is a separate toilet with hand basin. In the intermediate hall is a space for the washer and dryer, a storage cupboard with central heating boiler and the meter cupboard. Next to the house is a storage room and in the underground parking garage is a second storage room and a fixed private parking space.

Seller tells
What makes the current resident enjoy living here and why did he decide to sell the home? Seller tells.
When did you buy the home and why did you decide to buy this property then?
We bought the home in 2006. On paper, because it was new construction and we were the first residents. What immediately sold the home for us was first of all that it was new construction, so everything completely new. Concrete construction with a beautiful wooden finish on the back facade. And secondly, the height, almost 4 meter high ceilings (3.7), where do you find that in new construction!
We were living in a dark house, also in East, and the bowl of light and views we bought on paper at the time turned out to be a reality. Plus the fact that it comes with a garden and there is a car-free square behind the house, with access from our garden. So very child-friendly. And no over neighbors at the front, view of greenery is very nice. Therefore there is often parking space to be found during the day. Plus the fact that there is a parking spot at the house, in a locked garage, with camera surveillance.
What makes it so pleasant to live in this house and in this neighborhood?
The tranquility and the almost 'village atmosphere' of the complex 'Luycksterrein', but within walking distance of all kinds of nice places on the Amstel (Weesperzijde). A quiet oasis in the middle of bustling Oud-oost, it sounds like a cliché, but it really is. In the summer, our kids jump right into the Amstel at the Loswal, which is right behind the block of houses. It's the only stretch on the Weesperzijde where there are no houseboats and therefore a lot of fun when the weather is nice. But if you are then tired of the hustle and bustle, you walk back ia the gate on the Weesperzijde and you are immediately back in peace.
Everyone from the apartment complex and the square behind (also the VvE) knows each other and says hello. Because we all came to live here at the same time, and even though there have been some changes in the meantime, every new resident is given a warm welcome. In a nice way, there is some social control, but everyone lives their own life. There is also a neighbors' app group, in which you can ask to borrow tools, for example, or ask if there is a free parking space in the two-level parking garage for your visit. We think that reflects the atmosphere in the complex quite well.
Why are you leaving/why is the house for sale?
Our two sons have now become teenagers, and so we have grown out of our home. Because they don't really have their own rooms here. So with pain in our hearts we are now putting our super nice home up for sale. If we could get a more suitable home in the same neighborhood, we wouldn't hesitate for a moment.
