Eye-catcherRuim en modern woonhuis met geweldige tuin aan het water!
Description
For Sale: Modern extended house with a living space of 129m2 spread over three floors, featuring 4 bedrooms and spacious front and back gardens with open views.
The house was built in 1990 and is located in a quiet and very child-friendly area of Geuzenveld. In 2004, the house was expanded with an extension to the rear, creating extra space in the garden and adding an additional room on the top floor, all with proper building permits from the municipality of Amsterdam. Solar panels were installed in 2012, and the property was converted to perpetual leasehold (annual ground rent).
With parks like De Eendracht, Park de Kuil, and the Tuinen van West in close proximity, as well as the water bordering the backyard, you are surrounded by nature. Yet, the conveniences of the city are also nearby, both in Amsterdam and Haarlem.
Layout
Ground Floor
You enter the house via the front garden with a storage shed. Upon entering, there is a spacious hallway with a coat closet, the electrical cabinet, stairs to the upper floor, and a toilet with a washbasin. Through the interior door, you reach the garden-facing living room. The living room was extended in 2004, making it spacious and easy to arrange. The room is divided into a sitting area and a dining area. The sitting area borders the backyard, which can be accessed through a wide wooden facade with four French doors. The dining area adjoins the modernized open kitchen (renovated in 2020). The kitchen is located at the front of the house and overlooks the front garden. It is equipped with various built-in appliances, including a fridge-freezer, Bora induction hob with integrated recirculation ventilation, an oven, combi microwave, Quooker, and a dishwasher. The countertop is made of composite. The floor is finished with laminate.
Garden
The house offers plenty of outdoor space, totaling approximately 66m2, divided between the front and back gardens. The front garden, measuring around 20m2, is filled with colorful plants and provides space for a bench and a storage shed. In the afternoon, the west-facing front garden enjoys plenty of sun. The back garden covers about 45m2 and is divided into two levels. The first level is directly adjacent to the living room. The second level, accessible via a small staircase, borders the water. The sellers refer to this area as their "water terrace." Both parts of the garden are paved and feature a variety of plants. The backyard faces east, and the water terrace gets sunlight until late afternoon.
First Floor
This floor houses two spacious bedrooms and a bathroom. The bedrooms measure approximately 19m2 and 12.5m2, respectively. Both rooms feature built-in closets with sliding doors. In the center, between the two rooms, is the bathroom with a shower, a washbasin with a cabinet, and a toilet. The bathroom was also renovated in 2004. The flooring on this level is laminate.
Second Floor
In 2004, the second floor was expanded, creating an additional bedroom. The two current rooms measure approximately 17.5m2 and 13m2. The smaller room also features a built-in closet (storage) of about 3m2 with connections for the washing machine, dryer, and central heating system. This floor also has laminate flooring.
Surroundings and Accessibility
The house is located on a quiet, pleasant street in Geuzenveld. The abundant green spaces make this neighborhood an attractive place to live, especially for families with children. All necessary amenities, such as shops, schools, public transport, and sports clubs, are nearby. For daily groceries, you can visit the Albert Heijn, Vomar, Lidl, and Kruidvat. The Sloterplas or one of the nearby parks, including the Tuinen van West, offers lovely walking opportunities. Accessibility is excellent, with major highways such as the A10, A5, and A9 providing quick connections to Schiphol, Haarlem, as well as The Hague and Rotterdam. Amsterdam city center is just a 30-minute bike ride or public transport journey away.
Parking
You can park your car on the street in front of the house. Residents are eligible to apply for a parking permit. There is currently no waiting list. The cost of a parking permit is €17.21 per 6 months. It is also possible to apply for a second permit, which costs €43.02 per 6 months. More information can be found on the municipality of Amsterdam's website.
Ground Lease
The house is on leasehold land owned by the municipality of Amsterdam. The leasehold has been prepaid until March 15, 2040. After this period, the ground lease has been converted to a perpetual lease with an annual ground rent that is adjusted for inflation. The fixed annual ground rent is €656.66 plus inflation. If a buyer wishes to buy out the perpetual ground lease, the lump sum is approximately €22,000. The deed of perpetual leasehold records the property as a single-family home with a surface area of 116m2 (the original square footage from the construction period).
Energy Label
The house has an energy label B, valid until 2030.
Transfer of Ownership
The date for the transfer of ownership will be agreed upon in consultation with the sellers.
