Description
This spacious family home with separate garage (Baroniepad 16) is very pleasant and quiet in lee of the big city of Amsterdam. This house, built in 1967, was extended on the first floor in the mid-90s, creating a bright and large living room. The attached garage on Baroniepad can be accessed from the backyard. Living environment:
The house is located on a car-free street, on the corner with the quiet Baroniepad, amidst lots of public greenery, gardens. The surrounding development is a mixture of modern design new construction apartments, the first type of “drive-in” homes and the monumental “Airey” housing complexes. The Amstel River, the De Mirandabad and Maarten Luther Kingpark are within walking distance. The presence of the RAI passes you completely by on Stichtstraat but the accompanying presence of catering and public transport facilities are optimal and very close by. A diverse range of stores can be found on Rijnstraat, Maasstraat and Scheldestraat. We are always amazed how in locations like this, because of the silence and tranquility, the city of Amsterdam seems far away but is actually so enormously close.
Description dwelling house:
At the front is a modest front garden with access to the storage shed/shed and to the house. The spacious entrance, draft porch is directly connected to the storage room and also the meter cupboard (12 groups) is in this room. The hall behind this is immediately noticed by the fine amount of light that reaches this space through the skylight and staircase. This also makes the hall a pleasant space and as a hall also looks good. There is a spacious toilet here, and practical stairs cupboard. The closed kitchen is facing the garden, recently modernized and contains some built-in appliances. The kitchen is otherwise maintained in the classic, original well maintained finish. From the kitchen there is access to the garden and also the kitchen is again particularly light and pleasant due to the large window.
The living room is a special space. The originally through-zoned living room has a rear facade with lots of glass and a door to the terrace of the adjacent garden. In the mid-90s there has been an extension to the front and side. This has created a living room of over 63m²! The extension has windows on three sides and is highly functional and a perfect addition to the original living room.
The first and top floor has 4 bedrooms, all of good size due to the width of over 7 meters of the house. Centrally, there is a modernized bathroom with a skylight, large walk-in shower and double sink with undermount and new tiling. There is a 2nd toilet accessible from the landing.
The house has been cared for and maintained, will probably undergo modernization. There is central heating whose boiler is about 3,5 years old, kitchen and bathroom were replaced about 10 years ago, the house is partially double glazed and 11 solar panels have been installed.
The backyard faces south. This leafy, friendly and green garden distinguishes itself because it is located on the east side against the garages of the Baroniestraat and thus offers extra privacy and early spring by the sheltered location can already be used. At the rear of the garden is a wide green strip. There is a water tap available and a nice sun terrace against the rear wall, partly adjacent to the door to the associated garage.
Garage:
Located on Baroniepad 16, there is electricity present in the garage (recently released), concrete cement tiled floor. There is a tilt door and the presence of a regular door to the backyard of the house! (See first floor plan).

There are two business rights of ground lease in which the municipality of Amsterdam has the ownership of the land. There is a perpetual ground lease under the General Provisions of 2016 whereby the canon is fixed ('locked in') at €2,173.75 for the house with extension and €271.70 for the garage. These canons are indexed as of today and are due (indexed) on July 31, 2041. Until July 31, 2041, fixed, non-indexed canons of € 897.57 for the house with extension and € 61.26 for the garage are payable. These amounts are deductible for the owner/occupant for income tax purposes.
