Description
A unique place in rural North, on the edge of the city. Zunderdorp was once part of Waterland, but from 1920, together with Ransdorp, Durgerdam and Holysloot, it was included in the municipality of Amsterdam, rural North. The adjoining area is called Waterland for a reason. If you get into your boat here (or put on your skates in winter), you can explore the area and enjoy the protected nature reserve with its many birds and beautiful cycling, walking and sailing routes. Here you will experience the village feeling, yet be at the A10 ring road, IJtunnel or the ferry to Central Station within 10 minutes! The best of both worlds. This semi-detached farmhouse is located on a unique spot with front, side and back gardens, has a very colourful design and is built using sustainable, high-quality materials. This historical-style farmhouse also boasts energy label A! Rural living with plenty of living space both inside and outside for the whole family!
Layout:
Ground floor:
Spacious entrance at the front of the farmhouse with toilet equipped with luxury sanitary ware and beautiful tiling. From the entrance is through the glass doors to reach the living room with open kitchen. The living room/kitchen has double doors to the outside at the back of the house, and many windows to the backyard and side garden. The spacious open kitchen is equipped with all conceivable built-in appliances, including a Quooker and a beautiful Bertazzoni cooker. Upon entering directly to the left of the entrance hall, there is also a beautiful, bright study situated with lots of glass and views over the countryside.
First floor:
The wooden staircase leads to the first floor. The spacious landing gives access to 2 spacious bedrooms, each with its own bathroom. The large bathroom is equipped with shower, toilet, double sink and bathtub. The smaller bathroom is equipped with shower, toilet and sink.
Second floor:
On the second floor you will find a spacious bedroom also equipped with an en suite bathroom. Also available on this floor is a technical room where the heat recovery system is located. This room is currently used as a laundry room.
Attic:
Through the landing/bedroom, a hatch (loft ladder) provides access to the spacious storage attic. Garden/around the house: The property has a front, spacious side and wide back garden. There is a spacious shed with workbench and space for storing bicycles and possibly a motorbike. There is also on-site parking for two cars.
The communal residents of the Uilengouw (newly built project Broekergouw 2017) have an association for the public part of the residential area, of which the buyer becomes a member by operation of law and there is a monthly contribution of approximately €100.
Parking:
The property has two fixed parking spaces on its own land and plenty of parking spaces in the common central area for all your guests. Surroundings: Rural living, yet everything is close by. Within walking distance is a well-regarded childcare centre for the youngest. There are primary schools in the village and neighbouring Ransdorp. Secondary schools are of course plentiful in Amsterdam-Noord on the other side of the IJ (via ferry and North-South line). For daily shopping, there are several supermarkets in Amsterdam-Noord just a few minutes away. For organic groceries and/or regional products, Monnickendam and Schellingwoude (Landmarkt) are recommended. For all other purchases/groceries, there are two shopping centres nearby: Waterlandplein and ‘t Boven IJ. For sports and leisure, there is a local football club (Het Begon Ooit op Klompen), tennis courts in Broek in Waterland and the Vliegenbos and many other sports clubs in Amsterdam-Noord. Zunderdorp is of course a small village, but eggs, milk, meat etc can be bought locally and delivered. Events are also organised several times a year.
Wonderful walking routes start from the house and take you along the Volgermeerpolder, among others. Ideal for running or walking your dog.
At 10 minutes cycling to Amsterdam-Noord is the well-known Café het Sluisje, but also restaurants such as skate café, Coba, FC Hyena, Europizza etc. In the nearby Waterland villages, you can enjoy cycling, swimming/kiting (recreation area Hemmeland/Strandvier), boating, and, weather permitting, skating.
Zunderdorp is located in an area designated as a Protected/Municipal Monument. Two of the eight Dutch entries on the World Heritage List are in Laag Holland, The Defence Line of Amsterdam and the Beemster. This underlines the great historical significance of the area: old, beautiful and unique in the world.
