National Monument
Gross volume: approx. 2,100 m³
Usable living area: 367 m²
Plot size: 1,539 m²
Construction period: from the 11th century
Energy label: A++
Ground Floor Layout:
The central hall is accessible from both the garden and Maasdijk. On the ground floor, you'll find the characteristic church hall with high, insulated Gothic windows that allow an abundance of light. This hall is ideal for various social or commercial purposes, such as meetings, exhibitions, weddings, or a photo studio. In this space, the historic pulpit stands as a silent witness to a rich past. Both the floor, walls, and roof are excellently insulated, which, combined with underfloor heating and cooling, creates a very comfortable indoor climate. On the ground floor, there's also a practical pantry, dual toilet facilities, an archive room, and a space for technical installations. The tower is accessible from the outside on the ground floor and can serve as a storage space.
First Floor Layout:
On the first floor, there is a spacious landing/study, where the current owners work from home. An enclosed extra work or bedroom can easily be created here. In the so-called nave (1858), where the organ once stood, a spacious living room with a luxurious open kitchen has been realized. The spatial experience is impressive, not only because of the 67 m² surface area but also due to the high windows, offering views of the Maas and the lower church hall. A staircase can be added from the living room to the church hall if desired. The custom kitchen features an almost floating kitchen island, as the floor surrounding it has been fitted with a hard glass floor. The glass floor along the facade gives the impression that the entire floor is floating. The floors on this level also have underfloor heating and cooling and high-quality PVC. A double door on the landing provides access to the tower floor.
Mezzanine Layout:
This floor includes a landing and a hotel-chic bathroom, equipped with a freestanding bathtub, vanity unit with high-quality Hansgrohe taps, and a luxurious steam shower cabin. The floor also has underfloor heating and cooling. The landing provides access to a storage room and a mezzanine with extra storage space above the bathroom.
Second Floor Layout:
This floor also has a wow factor. Upon arrival, you are greeted by a sea of storage space in the 13-meter-long wardrobe wall. There is a separate toilet, and immediately to the right, a large bedroom with a vanity unit. Following this is a spacious hobby/music room with a vanity unit, which can easily be converted into two additional bedrooms; the installations are already prepared for this. Under the excellently insulated roof of the 15th-century choir, there is another bedroom with a walk-in closet. The roof windows in these bedrooms provide a stunning panoramic view of the Maas and its floodplains. The roof windows in the two current bedrooms are equipped with blackout blinds, and all roof windows have screens. On this floor, three reversible air conditioners ensure maximum comfort.
Special Features:
This unique property is excellently insulated and restored with meticulous attention to detail. In addition to the B&B and the church hall, the historic tuff stone tower from the 11th century (also a national monument) is perfectly suited for commercial purposes. Each floor has a different function: a storage space on the ground and first floors, a reception area on the third floor, and a unique bar around the old clock under the renovated roof.
The guesthouse is located in the quiet garden, at the maximum distance from the church.
The low-maintenance guesthouse (27 m²) is equipped with reversible air conditioning, private facilities, a large veranda, and a jacuzzi. Ideal as a luxury Bed & Breakfast, now with the highest possible tulip rating.
The property includes a spacious driveway and parking for at least 12 cars, suitable for both private and commercial purposes. The property is gas-free, equipped with 10 solar panels, a heat pump for underfloor heating and cooling, a 300-liter hot water boiler, and three inverters for heating and cooling. The entire property is wired with a fiber optic network.
A detailed inspection report from Monumentenwacht is available upon request.
With this unique property, you will enjoy a combination of tranquility, history, and comfortable and luxurious living and working in one of the most beautiful locations along the Maas.
