THE OLD LAUNDRY OF DOESBURG Living in an old laundry: a fresh start every day in a historic setting Fantastic, recently renovated, and sustainable factory building for living and working at a great location on the edge of Doesburg, a historic Hanseatic city on the IJssel, with a view of the Martinikerk with its tower and carillon, and the Arsenaal. BACKGROUND On the site of the medieval city walls of Doesburg, houses and commercial buildings gradually arose from the nineteenth century, after the complete dissolution of the fortress in 1923, including our laundry. It was founded in 1888 and already in 1903 the laundry got a steam engine. Around this time a new company hall was also built. The current building and the company wing along the Kempermansgracht were realized between 1903 and 1920, and in 1938 the facade was adjusted. The laundry was then expanded again in 1961 and 1978. It is no wonder that the building now has an immense floor area of over 800 m². FRONT HOUSE #14 Behind the facade at Schout bij Nacht Doormansingel 14 and 14A lies an entire complex. On the street side, at number 14, there is a house in 1930s style with a symmetrical facade and two typical bay windows protruding like facets from the facade. Centrally located is the front door with a characteristic canopy. The two windows on either side are flanked by shutters. The front house is now used as a B&B with no less than three guest rooms, two bathrooms, a kitchen, and a common area, with a floor area of about 170 m². The house on the street side exudes the atmosphere of the 1930s, contributing to the success of this bed & breakfast. Guests praise the location and the historical appearance of the building. There is a spacious roof terrace on the upper floor. Visual materials of this part will follow as soon as possible. FACTORY HALL To the right of the front house is access to the large factory hall through a big door. This industrial hall, equipped with large steel trusses and skylights, measures almost 400 m² and has a clear height of approximately 6 meters. It is an immense space, also due to the windows in the facades. The industrial look is further emphasized by the large stelcon plates on the floor. This space is perfect for a car collector, art collector, sculpture collector, or someone looking for a studio, course space, or place to receive people. Also cool: the large banana trees illustrate how big this space is and highlight the countless possibilities this fantastic space offers. LOFT #14A To the right of the factory hall, there is a driveway on the outside. If you walk through to the back, you will find the entrance to the loft apartment with house number 14A at the rear. And this might be the biggest surprise. In this building section, with a floor area of also about 170 m², a fantastic loft has been realized. Due to its secluded location at the rear, this is a unique home with maximum privacy. The layout is as follows: GROUND FLOOR - LOFT Via the entrance, you enter this impressive home. The kitchen is a first-class eye-catcher: oak wood combined with stainless steel gives it an industrial look. The large 6-burner (Bertazzoni) gas stove guarantees endless cooking pleasure, and the large cooking island with the cozy bar gives this place its uniqueness. The kitchen is equipped with all conceivable appliances to cook and enjoy a culinary gathering. The sturdy extractor hood is a real work of art: the exhaust pipe towers above everyone and is supported by the wooden beams on the upper floor. A large Swiss soapstone stove (Attika) provides extra cozy warmth during the winter months. Large French doors provide access to the terrace at the rear, but more on that later. The sturdy beam ceilings give it character and atmosphere. In addition to the French doors, there are also windows in the upper facades, contributing to a bright and sunny home. From the dining room, you walk to the left to two spacious bedrooms with a separate bathroom and a separate toilet. TERRACE BY THE WATER To the right of the kitchen-dining room is a large utility room. This space accommodates laundry appliances and storage space. Here, too, double French doors provide access to the veranda at the rear, which is separated by an industrial glass wall of glass and steel. And behind the complex is perhaps the biggest surprise of this property: a large terrace and a garden that borders a wide canal that meanders along the back of the laundry, with the marina of Doesburg just a stone's throw away. These cast-iron windows are insulated with double glazing with a particularly beautiful hardwood construction. The sturdy wooden beams create a beautiful rhythmic line pattern, and wooden planks on the floor give the whole a warm appearance. A large bridge connects the left side with the right side. The black steel balusters are sleekly executed, and as you walk across the bridge, you can see the dining room and kitchen-dining room on the ground floor. On the other side is the master bedroom. The industrial glass wall with steel windows separates this bedroom from the whole. This space has a generous size of over 20 m². Behind the bed arrangement is a separate floating toilet and washbasin on the left, and a bathroom with a double shower on the right. ZONING AND POSSIBILITIES FOR 1 OR 2 HOUSES The zoning plan "Binnenstad Doesburg" applies to this location, and the site is designated with the zoning "Wonen" (Residential). This zoning plan allows the use of one independent housing unit within the main building. Splitting the house into two independent housing units is therefore not allowed without more. In its meeting on March 5, 2024, the board of mayor and aldermen of Doesburg decided in principle and under conditions to grant planning cooperation to split the house into two independent housing units at Schout bij Nacht Doormansingel 14 in Doesburg. Through this principle decision, the board of mayor and aldermen is willing to deviate from this under conditions by granting planning cooperation through an environmental permit. We are happy to make this principle decision available. Note: this means that the realization of an extra independent house is only possible by submitting an environmental permit application to the municipality. SUSTAINABILITY On the roof of the laundry are 40 solar panels (each 275 watt peak), and geothermal energy is used (2x 125 meters deep, closed system), which ensures very low energy consumption. The loft is equipped with double glazing, and many other measures have been taken. No wonder it has an A-label. HISTORY The Schout bij Nacht Doormansingel, formerly known as Ooipoortdijk, follows the route of the medieval city walls of Doesburg. After various adjustments and destructions, the fortifications were demolished in 1672 and replaced by the High and Low Lines, designed by Menno van Coehoorn in 1701. In the 18th century, there were several gardens in the southwestern part of the city. After the downgrading of Doesburg to a 2nd class fortress in 1854, and the complete dissolution of the fortress in 1923, houses and commercial buildings gradually arose, including the laundry. The laundry itself was founded in 1888 by Betjen Vervoort and Albert Barink. The ground floor of the house at number 14 dates from this period. In 1903, the laundry got a steam engine, and around this time, a new company hall was built. The laundry was expanded in 1961 and 1978. The current owners built a fantastic loft at the back of the complex. This renovation has retained all historical features, making the history of the building still visible and creating a unique atmosphere while being equipped with all modern conveniences. DOESBURG The central location ensures excellent accessibility to Doesburg. The Veluwezoom is just around the corner (at most 10 minutes), Zutphen is twenty minutes away, Arnhem is half an hour away, and it takes ten more minutes to reach Nijmegen and Apeldoorn. Doesburg also has good public transport connections. There are several shops, restaurants, and cultural attractions within walking distance, making this location particularly attractive. The Old Laundry itself is on the edge of the historic city center of Doesburg, and the IJssel meanders around the place. After WWII, Doesburg firmly regained its footing; it was restored and experienced a new period of prosperity. Doesburg is now truly a cultural center, fitting beautifully into the region, with places like Bronkhorst and Ulft playing similar roles. IN SHORT The old laundry is a fantastic property for living, but also perfectly suitable for double occupancy, adventurers with a collecting frenzy, or creatives looking for a large studio.
