Description

YOU ARE MOST WELCOME DURING THE CATO OPEN HOUSE WEEKEND ON SATURDAY 07 DECEMBER 2024 FROM 11AM TO 1PM, FEEL FREE TO WALK IN! FOR A QUICK FIRST IMPRESSION, WATCH THE VIDEO OF CATO TV! Experience the ultimate living comfort in De Sigarenfabriek, a stunning example of the industrialization of Eindhoven, originally built in 1902. This historic building, located on the corner of Willemstraat and Gagelstraat, was transformed around 2008 into a complex of three impressive urban villas. The exterior exudes character, while the interior is a masterpiece of modern design. The building's height is cleverly utilized with large windows that let in abundant light. Particularly striking is the four-story staircase with wooden steps and steel beams. This unique urban villa features a private parking space, the option for two additional parking spaces, and a low-maintenance south-facing garden. Situated in a prime location just outside the vibrant center of Eindhoven, you are within walking distance of the trendy Strijp-S and charming Oud-Strijp. By bike or bus, you can quickly reach the train station, from where you can travel further to Eindhoven Airport and all corners of the Netherlands. The owners' children are slowly outgrowing this custom loft home, which gave them the feeling of living in the heart of the city, but quieter. The Gagelstraat itself is a lively and close-knit community where everything is within reach. SUSTAINABILITY Well-insulated terraced house with nearly all HR+/HR++ glazing and energy label A, almost A+. The high-efficiency central heating combi boiler provides heating and hot water. The balanced ventilation system with heat recovery (HRV) has energy-saving heat recovery from the exhaust ventilation air. 5 ASSETS OF THIS URBAN VILLA WITH SOUTH-FACING GARDEN, PRIVATE PARKING (AND TWO OPTIONAL PARKING SPACES) NEAR THE CITY CENTER 1. Smart Daylight Experience the abundance of daylight thanks to the characteristic high arched windows and ten strategically placed skylights that optimally provide every room with natural daylight. 5. Atmospheric Charm Experience the industrialization of a municipal monument where robust bricks and masonry techniques give a characteristic appearance to the living environment. BUILDING CHARACTERISTICS Energy label: A Living area villa: approximately 228 m² Volume villa (according to measurement certificate): approximately 965 m³ Service costs per month: € 136,- for maintenance costs, insurance and reservation of the outside of the complex HISTORY Gagelstraat 107, together with Gagelstraat 109 and Willemstraat 108, is housed in the former Gomarus cigar factory (commissioned in 1902) by Norbert van Reuth. This factory was operational from 1903 to 1934. This municipal monument is a rare example of the industrialization of Eindhoven. The design and location are characteristic. The arched windows, segmental arches above windows and doors, the mansard roof with the distinctive masonry in dentil style underneath are particularly beautiful. The cigar industry dominated the Eindhoven economy in the second half of the nineteenth century, and just before the turn of the century, more than a fifth of the nearly five thousand inhabitants earned their livelihood from it. Despite the rise of Philips and the resulting increase in labor costs, the sector managed to maintain itself fairly well in the following decades, although a concentration process occurred at the expense of small entrepreneurs. Moreover, the cigar industry spread southwards over the Kempen region to places like Valkenswaard and Bergeijk. Particularly in Valkenswaard, there were an estimated sixty cigar factories, alongside hundreds of people active in home-based industry. The best-known entrepreneur was Hendrik Kersten, founder of the cigar brand Willem II. In the wake of the cigar industry, supply companies for paper, matches (Mennen & Kuenen, 1870), and boxes (Picus, 1883) also developed. GROUND FLOOR LAYOUT The impressive entrance hall with a large atrium, meter cupboard, and bicycle storage stands out for its sturdy appearance, unique daylight, and stunning height. Behind it lies a practical utility room with washing machine connections under an original vaulted ceiling. The heart of this loft home is the spacious living-dining kitchen of over 50 m² with a two-sided tunnel gas fireplace. The original ceiling beams add extra charm. The adjoining sitting room with workspace overlooks the sunny city garden and has its own door leading to the parking space. The cozy custom kitchen (2019) with cast floor, ample storage space, and composite countertops revolves around the immense island with seating for the wall unit with built-in cabinets. This includes a brass sink, tap, and four PITT gas burners, with a designer hood with lighting above. There is plenty of space for a large dining table. The kitchen is fully equipped with a steam oven, oven, refrigerator, drawer freezer, and dishwasher (2023). FIRST FLOOR The custom-made landing staircase of oak and steel is a real eye-catcher in the house. The balustrade can optionally be equipped with glass panels. A lift installation is also possible in the center of this immense staircase. On landing 1, there is a luxurious guest toilet with a fountain. The living room with impressive height and authentic brick is atmospherically and stylishly restored. Adjacent is the spacious bedroom/office 1 (currently used as the master bedroom) with a glass wall and original brick wall, equipped with a custom wardrobe wall with built-in washbasin. This room is also ideal as a spacious home office with a kitchenette. A private second bathroom can easily be realized here. SECOND FLOOR Together with the top floor, this is the domain of the children. On the spacious landing 2, there is a separate toilet with washbasin connection. Additionally, the spacious bathroom (2019) can be found here, complete with two washbasin units, a bathtub, and a fine rain shower. There is an extra cupboard for towels, and underfloor heating is applied. On both sides of the bathroom are two large bedrooms and sitting rooms. These rooms are wonderfully light thanks to the Velux windows in the mansard roof. What also stands out are the beautiful roof beam constructions that remain visible, giving the rooms a unique and charming appearance. This makes this floor not only functional but also very atmospheric and attractive for children. THIRD FLOOR On the compact landing 3 with a round window is a spacious 4th bedroom or office. This room is equipped with no fewer than eight large Velux skylights with insulated glass and blackout roller blinds. At the back, you will find the technical room with the central heating combi boiler (Vaillant HR 2008) and the Stork Air ventilation system with heat recovery. On the south side, the balustrade provides a mezzanine and an open connection to bedroom 2. For optimal privacy and preservation of daylight, a glass wall can be placed here. This spacious room at the top of the house is perfect as a bedroom-sitting room, home gym, game room, or home office. OUTDOOR SPACE AND PRIVATE PARKING This loft villa features a sunny city garden of over 30 m² on the south, perfect for sunny afternoons. With a private back entrance to the private parking space on Willemstraat, there is plenty of space for a drink and dining terrace. The garden is equipped with lighting and sockets for added convenience. The owners rent an additional parking space in the garage under Hoog Gagel and have options to park on Gagelstraat itself with a municipal parking permit. LOCATION AND VIEW This municipal monumental house is in a prime location, just a stone's throw from the city center. All necessary amenities, restaurants, culture, and entertainment are easily accessible on foot or by bike. The view offers a charming cityscape of the cozy Gagelstraat, the newly built apartment complex De Willem, and the compact city garden.
