Description
Very occasionally, a piece of preserved Eindhoven history comes up for sale. Such as this semi-detached municipal monument with stepped gable from 1910 on Houtstraat. Be surprised by all the space in the back and the large garden in the middle of Eindhoven. The characteristic house with open view in front is located in a street with four other monumental buildings, each with its own character. Within 6 minutes walk you are at the Bijenkorf or the central train station.
This carefully modernized charming house features three bedrooms including one bedroom/garden/office room on the first floor. The house has undergone an impressive transformation over the years.
Hall
The entrance to this stately mansion welcomes you with a perfect blend of past and present. The rose bush reflects (in bloom) the red color of the front door. The hall (renewed only last year) exudes timeless class with stained glass windows, a newly insulated ceiling with moldings and plastered walls. Here begins the journey through the house, where carefully chosen elements form a fine whole.
Living room & wine cellar
In the living room, you are immersed in tranquility and style. The ceiling with recessed spotlights, Riviera Maison nature wallpaper, a deep marble window sill, luxurious baseboards and tonal taupe shades create an elegant ambiance. From here you will also find the spacious wine/pantry cellar with plenty of extra storage space for groceries and possibly a freezer.
Kitchen
The country kitchen (renovated in 2016) exudes character with an original fireplace and subway tiles, as you would find them in Paris in the old days. All the necessary appliances (including a dishwasher, double porcelain sink with English faucet and gas cooktop) make this space both practical and stylish. You will also find a built-in cupboard with the water meter at the bottom. The entire first floor has luxury v-groove laminate flooring with a rustic oak design. The ceiling is plastered and insulated.
Hallway and toilet
From the kitchen you walk through a hallway to the renovated toilet (Villeroy and Boch) with subway tiles and a recessed spotlight. The hallway in front of the toilet has a sink with English faucet and a window.
Garden room
From the hallway you have access to the multipurpose garden room with recessed spotlights, classic baseboards and architraves. This room has a separate entrance to the street side that you reach through the gate on the right side of the house. The room can be used as an extra bedroom and has a second bathroom with shower en suite. The room is also ideal for a practice room, office or home business. In spring, enjoy the first rays of the sun here.
Deep city garden
The French doors give access to the terrace and the city garden full of (climbing) hydrangeas, white star magnolia, butterfly bushes, bridal veil and the many roses. The deep backyard is a green paradise full of birds and butterflies. Here you will discover the peace and space that make this home extra special. You won't believe in the summer that you are in the middle of the city. It is a wonderful place!
Atelier
Once past the garden room you will find the atelier/shed with partly laminate flooring. The space also offers possibilities as, for example, chore room. Here you will find connections for washer and dryer, making the space both practical and functional. The exterior is covered with impregnated wood. This gives a warm appearance. The bitumen roofing of the rear building was replaced at the end of 2022.
Stairs to the upper floor
In the downstairs hall is the staircase (lined with natural Sisal material) and authentic banister to the cozy landing which has a new skylight and stucco.
Master bedroom front
The cozy master bedroom with plastered ceiling and trim has soft carpeting and an original built-in closet. From the bedroom you have a nice view of the lively Kruisstraat. Yet there is peace and quiet inside. This is because the room has double windows. In 2022, the ceilings were renewed and insulation was installed. Then the walls and ceilings were also plastered and trimmed.
Bedroom two
The second bedroom has laminate flooring with a built-in closet a sink cabinet and loft stairs to the spacious insulated storage attic that can be walked on.
Bathroom
Always dreamed of a bathtub on legs? This is your chance to take a nice bath in your new home.Would you rather take a shower? That is also possible because the bathroom is equipped with a freestanding shower stall with nostalgic thermostatic faucet. The nostalgic bath faucet is in the same style. The sink has a marble back wall and an English faucet. The floor has high-quality laminate flooring with subfloor. The ceiling is insulated and equipped with stucco.Furthermore, there is access to the balcony. You will also find a separate toilet room with design radiator, recessed spotlights and tilt-and-turn window. The windows and window frames at the rear upstairs were renewed in 2021.
