Description

STATIONSSTRAAT 17, EPE Dr. Wendelaar's House Located at Stationsstraat 17 in Epe, this unique home (313 m² of usable space) boasts an additional 185 m² of indoor space and outbuildings, all situated on a remarkable plot of approximately 1400 m². Originally named Villa Erica, it was constructed in an eclectic style in 1875 specifically for the stationmaster of Epe Station. The road, formerly known as Grintweg to Oene, was renamed following the opening of Epe Station in 1887, part of the Baron's Line connecting Apeldoorn to Zwolle. This railway, named after the noble estates along its route, was inaugurated in 1887 to facilitate transport and tourism to the Veluwe, enhancing the region's economic and tourist development. Passenger transport on the Baron's Line ceased in 1950 due to declining passenger numbers and competition from cars, subsequently halting freight transport and eventually leading to the line's closure. The villa is prominently located at a small roundabout directly on Stationsstraat, one of the central streets home to a variety of shops, cafes, and small local businesses. This street forms the heart of the village and plays a crucial role in the local economy. The house's white facade makes it stand out from a distance, and its elegant gingerbread trim adds a touch of charm. Much of the house remains in its original state, with little change since the late 1960s. The original condition of the house calls for serious and meticulous restoration and renovation. We, as heritage realtors, are therefore looking for a buyer who recognizes the intrinsic value of the former doctor's house and appreciates both its beauty, location, and the immense potential it offers. At the front is a spacious garden. There once was a large veranda at the front, as evidenced by old photos that are still available of the villa, which is now an oriel. It doesn't get more picturesque than this. Notably, the house retains much of its originality and, even after 150 years, still showcases the richness of its extensive wood decorations. Over the past decades, the house has been known as the practice of Dr. Wendelaar, where countless generations have been treated. INSIDE The house has a U-shaped floor plan, with the original stables at the back on the left side and the original entrance on the right side. Nowadays, the entrance has been moved further back, leading directly into the cozy kitchen-diner, which overlooks the spacious backyard garden. Adjacent is the entrance hall, currently used as a study, and there is a bathroom. On the right front side, there is a bedroom with a view of the front garden. At the front of the building itself, there is a spacious front room-en-suite stretching across the width of the house. The large central hall located at the back of the house serves as a living room in a loft-like setting. Here, you also find the staircase to the upper floor. A second kitchen with distinctive red cupboard doors is located on the left side of the house. The former horse stables are now used as storage and an atelier. UPSTAIRS A large straight staircase leads to the upper floor, where you find a spacious landing. At the front, facing Stationsstraat, there are three bedrooms, the middle one being exceptionally large and featuring a beautiful balcony with ornamental detailing. At the back, there are two bedrooms, and on the side of the outbuildings, there is a bathroom and a laundry room. Beyond the bathroom begins the large attic that extends over the stables. The free mansard roof provides ample space on this floor, and the large pine wood panels of the roof sheathing add a lot of character to the space. BASEMENT Beneath the villa lies a spacious cellar accessible from the kitchen with red cupboard doors. The cellar is of standing height and dry. OUTSIDE The villa is situated on a large plot of approximately 1400 m². At the front, there is space to park two cars, and there is also a passage to the back. This passage was used daily in the past but is now too overgrown for cars. At the back of the house lies a large garden, where the big red beech immediately catches the eye. For the sale, the plot has been divided. The section up to the second beech tree (marked green) is for sale; the plots on the left side and back do not come with the property. For more details, see the provided plot photos. MUNICIPAL MONUMENT Often we hear, "A monument, then you can't do anything, right?" Fortunately, that is no longer the case. Minor maintenance that does not alter the monument, such as painting in the same color, whether inside or outside, is always possible. However, more significant work such as changes to the structure, facades, or roofs requires a permit. For more information, see the motivating description provided by the municipality of Epe. BUILDING SURVEY They knew how to build beautiful homes about a hundred and fifty years ago. Homes that withstand the test of time have that character, the patina, and the charm that cannot be built anew; that's the wisdom of the stones. But it also means that some modernization is appropriate to prepare her for the next 100 years. The house has always been well maintained, and a thorough building survey has been carried out to support the future buyer in purchasing this unique property. This survey not only provides a transparent and clear picture of the building's condition but also includes an overview of potential repair costs. SUSTAINABILITY REPORT At Redres, we love special objects, monuments, and industrial heritage. Just like this delightful country house, such buildings have their own needs regarding maintenance and sustainability. Due to their old age, such objects are sustainable in terms of material circularity, but not in use, so there is still much to gain in this area. This is also true for this monument: its energy consumption could be significantly reduced. Sustainability Label® To guide you as a buyer, we have established a so-called Sustainability Label® in addition to the regular energy label. This is an advisory on how the object can be made more sustainable, including a scenario for further sustainability measures and the associated investment. We have considered the most effective and efficient sustainability solutions, taking into account the monumental status (municipal monument) of the object. Especially when selling and purchasing a monumental object, and the subsequent restoration or renovation, are the most favorable times to take sustainability measures. The Sustainability Label® is then an excellent guide to making a well-considered purchase decision. This property certainly has room for improvement, and the initial steps have already been taken; we have conducted a scan of the house and are happy to provide this information. NEW: ISDE SUBSIDY NOW ALSO FOR MONUMENTS As a homeowner of a monument, from 2024 you will also be eligible for ISDE subsidy for insulation measures (such as glass, facade, roof, and floor insulation), a heat pump, solar water heater, or connection to a heating network. These subsidies have special conditions to preserve the integrity of monuments and make them more energy-efficient. Want to know more? (John William Herman) Bake, owner of the Het Anker brewery, moved into a villa on the road to Oene (now Stationsstraat 17). The villa was formerly known as Villa Erica. The house was originally built for a station master. The house also has the style of a station, with all the wooden decorations attached. After that, a butter merchant named Scholten lived there, who kept his butter wagons behind the house in the stables. These stables are still there. Scholten collected the butter from the large farmers along the IJssel. The first doctor in the building at Stationsstraat 17 was around 1900 Dr. Marius Middelburg. Then, in 1901, Dr. A.P.J.A. (Adrien Pierre Jaac Ann) Verschoor took over the practice as a general practitioner. After him, J.A.A.M. (Johan Albert Adolf Menalda) van Schouwenburg moved in in 1904, a general practitioner who started working in Epe a bit later than Dr. P. (Paul) Loeff. In 1921, Dr. P. (Pieter) van Twisk came and worked there as a general practitioner until 1954. From 1954 to 1958, Dr. J.H. (Jacob Hendrik) Aafjes was a general practitioner there, who then went on to pursue a scientific career. And from 1958 to 1968, Dr. P.P. Deeleman was a general practitioner there; he later moved to the West Indies. The last general practitioner in the stately building was Dr. O.L. Wendelaar from 1968 to 2000. He passed away on April 5, 2011. EPE Epe is a charming town and municipality in the province of Gelderland, located in the beautiful surroundings of the Veluwe.
