For a quick first impression, watch the video by Cato TV! Actually, this large farmhouse on this gigantic plot deserves the predicate 'estate'. The entire complex has a (double) residential destination. In 2010-2011, this approximately 36-meter long Brabantian long facade farmhouse - the ancestral home of the lady of the house - was completely rebuilt except for a few walls, including the foundation. While preserving the layout, original materials, door and window shapes, and masonry techniques, as shown by the beautiful 'mouse tooth' patterns in the facades. Skilled craftsmen used original materials from another authentic farmhouse for this purpose. However, glass facades and Velux skylights have been incorporated, seamlessly integrated into the newly laid thatched roof, which provides extra daylight and eye-level views everywhere. All doors and (stable) windows have the original sizes and functions. The design and construction were done in consultation with the Brabant Landscape, to preserve all original style and landscape elements. Interior and layout were realized under the guidance of BNI interior architect Doret Schulkes. The entire long facade farmhouse is prepared for dual occupancy, with double partition doors, separate central heating boilers, and vacuum systems. Outbuilding 1 has been completely renovated, and outbuilding 2 has been newly built. The entire property has been operated for many years as the highly luxurious and well-known B&B Leendershoeve with four suites on the left side of the farmhouse. What will the owners miss? "Certainly the sunsets from the terrace here; every day so incredibly beautiful and a different 'painter' every evening. SUSTAINABILITY The farmhouse has an energy label A (until 06-07-2032). The 48 high-efficiency solar panels on the outbuilding (double garage) provide nearly all of the electricity consumption. During construction, the entire roof was renewed, including the baked roof tiles and the thatched roof (which was reshaved at the beginning of 2022). By applying wooden roof battens on the inside, on the 14 cm thick roof insulation, the rafters could be installed at the correct (eye) height and concealed for the added Velux skylights. Acoustic ceilings have been applied in the living area (living room and living kitchen) of the main residence. Considerable attention has also been paid to the floors. On the oak ceilings in the guest accommodation or residence 2, there are double insulation layers on the floors, then planks and then the flooring. All pipes, inlets, and outlets are concealed behind lockable shutters in the sloping roof in the rear facade. Both on the ground floor in the living room and on the first floor, the main residence and the guest accommodation are separated by two lockable and soundproof doors. 5 ASSETS QUALITIES OF THIS SPECIAL DOMAIN, IN THE RURAL AREA OF ASTEN-HEUSDEN 1. Energy label A - without variable electricity costs The farmhouse and outbuildings were completely rebuilt in 2011 and equipped with an optimal insulation package. At the end of 2019, 48 HR solar panels were installed on the outbuilding with a yield of around 16.8 MWh per year, resulting in no variable electricity costs. 2. MAIN RESIDENCE GROUND FLOOR - LIVING AREA A footpath between the tall beech hedges around the front garden leads to the front door. Behind it is the spacious, bright entrance hall with the meter cupboard and the central heating room for the main residence. From the entrance hall, double, black steel doors lead to the spacious living room with acoustic ceiling and oak beams. The beautiful tiled floor is seamlessly laid throughout. Both the front and rear facades have multiple large windows, so daylight comes from two sides. Beyond the gas fireplace, the living room extends to the wide custom-made cupboard wall where the loft provides a beautiful view of both floors, the floating bridge with glass balustrade, and the timber masonry. In the semi-professional living kitchen, there is a huge cooking island annex breakfast bar with the flat stainless steel extractor hood above and the see-through tunnel gas fireplace to the spacious dining room on the side. The composite worktop integrates the 1.5 stainless steel sink with Quooker tap and the Miele induction hob with four zones and separate gas wok burner. The sleek cupboard wall behind the island is equipped with a Miele combi oven, Miele steam oven, many drawers, extra-large Miele dishwasher, large Miele refrigerator with vegetable and fruit zone, and an extra composite worktop. Both the living room and the kitchen are finished with acoustic plaster ceilings combined with oak wooden structural beams. The ceiling finish of the other spaces in the farmhouse is provided with oak wooden beam ceilings. Adjacent to the living kitchen, there are two passages to the particularly light and atmospheric dining room. In the front facade, there is a double room-high window; in the rear facade, there is a beautiful and panoramic view through the glass facade with door to the rear plot and the mature garden, each season exceptionally beautiful! MAIN RESIDENCE GROUND FLOOR - WORK AREA To the right in the entrance hall is the door to the study with the raised part over the full depth of the farmhouse. This room with raised section is currently used as an office, with large windows in the front and side facade for plenty of daylight. Around the window in the front facade, a beautiful custom-made cupboard wall with window-sill niche has been made to measure. This study also provides access to the adjacent open study space currently used as a gym. In addition to a bookshelf, this room is characterized by an authentic, large fireplace with an original cast iron tile stove - this used to be the kitchen - and a naturally sound-absorbing beam ceiling. In the corner are two doors; one to the stairs to the raised area in the study and one to the hatch with descending stairs to the basement with light well, central vacuum system connection point, shared underfloor heating unit, and plenty of storage space. MAIN RESIDENCE FIRST FLOOR Also on the first floor, the main residence and the guest accommodation are separated by two lockable and soundproof doors. Beyond these doors is the beautiful loft with floating landing bridge with glass balustrade and a skylight on both sides for optimal daylight. Here, the beautiful building materials and construction of the farmhouse are clearly visible. The loft is again closed with a door. This opens into the large and light bedroom 5 with three Velux skylights. Special: in this spacious bedroom, next to the door, there is a special stained glass window from 1954. The next door leads to a compact landing at the stairs to the ground floor. Past the large household and linen cupboard with central vacuum system connection, is the parental suite, which can safely be called spacious, consisting of master bedroom 6, bathroom 5, and a dressing room with Velux skylight. The luxurious and light bathroom 5 has plenty of cupboard space, two sinks with worktop and wall unit, a large walk-in shower with rain shower and partly frosted glass panel, a towel radiator, a separate, floating toilet, a Velux skylight on both sides, and parallel to the traditionally brick chimney breast, the semi-freestanding designer bathtub. This bedroom 6 in the parental suite is accessible through the blind sliding door in the private bathroom. GROUND FLOOR GUEST ACCOMMODATION The left part of the farmhouse used to be a well-running B&B. There's an eight-person dining area, and under the fixed staircase, a custom-made kitchenette with sink and refrigerator is installed. Next to it is the large bedroom 1 with its own bathroom 1, forming a (guest) suite together. In the spacious bedroom overlooking the terrace and backyard, the original oak beam laid in 1874 can be seen, continuing into bedroom 2 at the front. Bathroom 1 features a walk-in shower with glass door, towel radiator, wall-hung toilet, and sink. Also accessible from the living area with kitchen is bedroom 2, also with its own bathroom 2 with pocket sliding door, automatic lighting, walk-in shower with glass door, wall-hung toilet, towel radiator, and sink. FIRST FLOOR GUEST ACCOMMODATION The staircase from the living area with kitchenette leads to the spacious, bright landing with Velux skylight and custom-made drawer cabinets. Right by the stairs is a large and practical utility and linen closet where the central vacuum cleaner hose is stored. To the right is the spacious bedroom 3 with two large Velux skylights with blackout window coverings and insect screens.
