We moved to Kockengen from Utrecht as a young family in 2008. We wanted our (then small) children to grow up in a place with more peace, space, nature and cosiness, but still close to the energy and entertainment options of Utrecht and Amsterdam. We dreamed of a place where every day would feel like a holiday. We finally found this place at Voorstraat 26 in Kockengen.
The reality was even more beautiful than our most beautiful dream. For the children, the primary school was right behind the house, out of the garden, across the little bridge and you're there. In those days, our boys played with their friends at the farmer's, built huts in the polder, fished in the ditch, went out by boat and played football at VV Kockengen.
As adolescents, they went to secondary school in Breukelen. A next phase with great garden parties with campfires, sleepovers with mattresses all over the house, all together to the annual New Year's party or Barn Party in Kockengen.
For us, it is now time for yet another new phase, our children are going off to study, leaving home one by one, us going back to the city together. We will greatly miss the warmth and friendly life in Kockengen and wish the new residents the life we have had the pleasure of living here.
After 16 years, we can confidently say: In Kockengen, every day is a holiday!
Kockengen, surroundings and amenities
Welcome to the picturesque village of Kockengen, located in the heart of the Randstad, with surprisingly many of its own amenities such as shops, a cafeteria, primary schools, childcare, sports clubs and its own outdoor swimming pool. The village is surrounded by nature and water. Kasteel de Haar is 10 minutes from the house where you can take lovely walks, as well as the 18-hole golf course de Haar in Haarzuilens. Kockengen offers a perfect combination of greenery, peace, privacy and freedom, with the bustling cities of Utrecht and Amsterdam in the immediate vicinity. From Kockengen, you can be at the Museumplein in Amsterdam or under the Dom in Utrecht in 30 minutes. In 5 minutes you drive onto the A2 motorway, or park your car or bike at Breukelen station where you have a direct train connection to, among others, Utrecht, Amsterdam (Schiphol), and Rotterdam. Several secondary schools, supermarkets and specialised shops, markets, bars and restaurants can be found within 10 minutes in Breukelen, Vleuten and Woerden, among others.
The property
We warmly invite you to visit this beautiful, white-plastered and perfectly maintained family home, also a National Monument from the 18th century, located in the old centre of the picturesque village of Kockengen. The house is located on the quiet Voorstraat and was once inhabited by the old schoolmaster of Kockengen, Master Van Doorn, who also housed the local agricultural lending bank here at the time. In recent years, the house has been tastefully modernised, fitted with many modern conveniences and returned to its full monumental glory. In 2016, the biggest renovation while maintaining character took place. At that time, among other things, new floors with underfloor heating and parquet were installed and all window frames and also the doors on the upper floor were replaced. Layout
Ground floor
Through the stately front door with a so-called 'tree of life' above it, you enter the vestibule, which includes space for the coat rack, shoe cabinet and access to the group box with water, electricity and gas meters. Through two glass swing doors, you enter the imposing central hall of the house, with the original tiled floor and access to the two living rooms, toilet and kitchen.
After entering, turn left into the atmospheric, bright and spacious living room. During a chilly autumn evening, you can crawl together in front of the fireplace here. The room has large windows at the front and the original beamed ceiling. The room has oak parquet flooring and underfloor heating. Across the central hall, you enter the second living room (currently serving as the children's playroom), again with the original beamed ceiling, oak parquet and underfloor heating.
The back house was added to the house in the 1980s. Here you will find the kitchen, utility room, conservatory and dining room. The spacious kitchen was completely renovated in 2016, equipped with gas cooker, oven, fridge, plenty of cupboard space and direct access to the garden. Through the kitchen you also reach the utility room, with its own shower and sink and space for washing machine, dryer, freezer. From the kitchen, you walk through the covered conservatory to the cosy dining room with French doors to the garden. The dining room has a plate cupboard and an oak parquet floor combined with underfloor heating.
Floor
From the central hall, stairs lead to the upper floor of the house. The attractive landing gives access to four spacious bedrooms, the modern bathroom and the spacious storage attic (accessible via a loft ladder).
Bedroom 1 is located at the rear of the house and gives access via French doors to a flat roof and offers direct views of the garden. There is ample space for a double bed, wardrobe and desk.
Bedroom 2 and 3 are both suffered at the front of the house. Through a dormer window, you have wide views of the farmlands towards Kamerik from these rooms. Both rooms have ample space for a double bed, wardrobe and desk. Bedroom 3 is split-level, with enough space for a desk and closet downstairs and space for a double bed upstairs, as a 'secret place' with its own skylight. The children always found this a lovely place to play and hide.
Bedroom 4 is the very spacious 'Master bedroom'. The custom-made 'walk in closet' offers plenty of closet space for clothes (hang and lay) and shoes. From your double bed, you wake up in the morning with direct views of the lovely garden at the back. The dormer window at the front and the spacious French doors at the back add lots of light to the room.
The spacious bathroom has a spacious and modern walk-in shower, a lovely spacious bath, practical hanging toilet, a washbasin and electric floor heating. The room is tastefully decorated with recessed spotlights, natural-coloured tiles and mosaic. From the bathroom, you have a direct view of the garden via two tilting windows.
Garden
Behind the house is the spacious park-like garden, shrouded in privacy. The garden was laid out in 2013 by the gardener of Castle de Haar. It includes several terraces, playful walkways, is richly filled with plants, shrubs, (fruit) trees, with blooms and greenery throughout the different seasons. The apple, pear, and plum trees provide annual fruit for delicious, home-made jams or fruit compote. At the rear is a garden door providing access to the church square, also short route to shops, school and possible boat mooring.
Storage
To the side of the house is a spacious the storage room. It can be accessed from both the front and the back of the house. Ideal for storing bicycles, gardening equipment, storing tyres, etc. The shed is equipped with a charging station for an electric car.
