Description
Ready-to-move-in upper house with beautiful roof terrace a stone's throw from the center.
This nice and spacious upper house with no less than 3 bedrooms and a study, offers plenty of space for a couple or a whole family. The house is tastefully finished and is characterized by high ceilings and lots of light.
The spacious hall with wide, lazy staircase forms the entrance to the house. On the 1st floor is the living floor with the sitting room at the front with a new wood-burning stove for the atmosphere. The open kitchen at the rear offers, in addition to all the space and conveniences for the home chef, a view over the roof terrace to the Rhine. In 2017, this was completely new built-in with, among other things, Miele kitchen appliances, a Boretti stove with oven and a Quooker tap. Directly next to the kitchen is the dining area with French doors to the roof terrace. Due to the sheltered location on the south, you can enjoy the sun here from early spring to late autumn. A cup of coffee, laptop open and you have a wonderful place to work from home. Is it still a bit too cold? There is also a study with a view of the street in front.
On the 2nd floor is the sleeping floor. There is no shortage of space here either: three full bedrooms, a very spacious bathroom with bath and shower and lots of storage space, including a walk-in closet, fitted wardrobes on the landing. The master bedroom has a built-in air conditioner for extra comfort. And last but not least: the attic. Skis, suitcases, Christmas decorations or boxes with old school drawings from the children. You can store everything here.
The house is located on a quiet street, just on the edge of the city center. The municipality of Leiden is committed to a car-free city center and the plans are also ready for this street: cyclists and pedestrians will have more space, the maximum speed will be 30 kilometers per hour, a new bus stop will be built at the Morspoort, trees and other greenery will be added and in the future the Rijnzichtbrug will be closed to car traffic. This will create more space for cyclists and buses, while the district remains accessible for local traffic.
There are many facilities for young families in the immediate vicinity: no fewer than three primary schools within walking distance and sports clubs and secondary schools are within cycling distance. At the end of the street is the Morspoort, the entrance to the historic city centre of Leiden. The canals and monumental buildings provide the historic setting for terraces, shops, restaurants, theatres and museums.
Leiden Central Station is a little further away. You can get there in a few minutes by bus or bike and destinations such as Rotterdam, Schiphol, The Hague and Amsterdam are within half an hour by train.
You can park your car in front of the door (just apply for a permit). If you get in in the morning, you can be on the A44 motorway towards Amsterdam or The Hague in a few minutes. Due to the opening this year of the new Rijksweg 11 West under Leiden, there is a fast connection between the A44 and A4, making Utrecht and Rotterdam easy to reach.
Are you looking for a home that is growing or perhaps just a size bigger? A detailed plan is ready with a permit for an extension, so that an entire floor can be added. This concerns an architect-designed full-fledged third floor, which allows for the creation of almost 50m2 of additional living space and a loggia with a view of the Rhine.
