The Voorderstraat borders the Dorpsstraat, which connects directly to the Rijksweg N397 and provides access to Eersel and Valkenswaard. This highway connects to the A67 motorway to Eindhoven. The area near Voorderstraat mainly consists of forests and farmlands.
Riethoven is a village that is part of the municipality of Bergeijk. The village is located in the Kempen region and has approximately 2,500 inhabitants. Located centrally in the triangle between Valkenswaard, Eersel and Veldhoven. Riethoven has facilities such as a primary school, a supermarket, sports clubs, a hotel and restaurants.
Particularities:
• The plot in question is located within the applicable zoning plan “Riethoven/Walik” which was established by the municipal council on May 31, 2012. In this zoning plan, the plot is located within the zoning “Residential” and “Garden”.

• No building permit has yet been issued for the construction of a dwelling. However, a design has been made by architectural firm Sengers for a detached house, which design fits within the provisions of the zoning plan. It concerns a detached house of 700 m3 with approximately 188 m2 of living space.
• When applying for an environmental permit, the buyer must take into account the possibility of having a soil survey and sounding investigation carried out.
• The plot still needs to be measured by the Land Registry. The exact size of the plot may deviate from the stated area after measurement by the Land Registry. Costs for measuring are borne by the seller.
• The notarial delivery of the lot must take place at Potters Notarissen, located in Valkenswaard.

Building options:
Only a detached house may be built on this building plot. The building block within which the house (main building) is to be built is approximately 10 by 11 meters. The maximum height is 11 meters (or the maximum permitted gutter height plus 5 meters) with a maximum gutter height of 6 meters. The depth of the house may be a maximum of 10 meters, with the distance to the lateral plot boundaries being at least 3 meters. The roof slope of the main building must be a minimum of 30 degrees and a maximum of 60 degrees.
For any outbuildings, the zoning plan sets a maximum surface area of ??200 m² (in connection with outbuilding regulations), which must be realized outside the building block. These outbuildings may have a maximum height of 5.5 meters (if roof is used). There is a maximum gutter height of 3.2 meters and a roof slope of a maximum of 60 degrees.
