LAYOUT

LOCATION
The apartment is located on one of the prettiest streets in the Helmersbuurt neighbourhood. Alberdingk Thijmstraat is an attractive street with plenty of greenery in the heart of the Oud West district of Amsterdam, a highly sought-after area due to its quiet yet warm ambience. There are many lively bars and restaurants in the vicinity. Leidseplein, Museumplein, the Rijksmuseum, P.C. Hooftstraat, and Vondelpark are all within walking distance. The Helmersbuurt neighbourhood is in Amsterdam-West, in the Dutch province of Noord Holland. It is named after Dutch poet Jan Frederik Helmers and was part of one of the city expansion projects at the end of the 19th century. Sophiapark, which was once regarded as a slum district, was located in the original Stadspolder and Godshuispolder. It was eventually replaced by the buildings near the corner of Stadhouderskade and Eerste Helmersstraat.
OWNERS ASSOCIATION
The owners’ association consists of two dwellings: the apartment on the two lower floors (offered here) and the apartment on the top three storeys. The property we are seeking to sell has a two-fifths share of the owners’ association. The service charges for this apartment are €181.13 per month. The owners’ association has recently carried out major maintenance work at the rear of the property (new balconies and painting). The front of the building was painted in 2023, and the roofing was renovated in 2021. There is a long-term maintenance plan in operation, with an appropriate budget, and the owners’ association is registered with the Chamber of Commerce.
