Description
Fully renovated monumental building from 1876, comprised of 3 apartment units, situated on one of Amsterdam's most beautiful canals. A dream come true for those who have always wanted to live in a canal-front property in the city center, close to bustling Utrechtsestraat and Amstelveld.
Also ideal for combining residential use with work, with apartments in the basement and on the raised ground-floor level. Moreover, there's room to berth your boat out front.
Upper-level home; approx. 180 sqm (NEN2580, floor area of approx. 187 sqm) + roof terrace
The upper level home, with a private entrance on the raised ground-floor level, spans the 1st, 2nd and 3rd floors and features an amazing floorplan with 4 bedrooms and 2 bathrooms, an inviting bay (from 1916) and a balcony with a view of stunning Reguliersgracht canal. At the rear on the 3rd floor is a lovely sunny roof deck off your study or bedroom. A truly amazing prospect: who wouldn't want to wake up or work in this fabulous space?
The main floor features a sitting area that faces the canal and includes a gas fireplace, a central dining area and a kitchen at the rear. The ceiling with the original crown molding and the bay are genuine eye-catchers. The stairs/ stairwell, with stunning spindles, accentuate the home's authentic character. A kitchen has not been installed, but the fittings can be adapted to the layout chosen by the buyer.
The 2nd floor features 2 generous bedrooms, a separate restroom and a luxury bathroom with a walk-in shower, bathtub, and a "gun metal" sink and taps.
There are 2 more bedrooms on the 3rd floor, as well as a bathroom with a walk-in shower, double vanity and a toilet. The original roof beams are exposed, as is the wooden roof boarding (the insulation was fitted from the exterior), lending this level added charm. The spacious roof terrace is at the rear.
The recent renovation works included a new foundation and excavation of the basement. But that is far from all: every aspect of the property was addressed and renewed, including the roof, installation of IG++ glazing, new electrics, gas pipes, central heating units and all other plumbing.
All finishes and materials are high-quality, emphasizing the unique nature of this monumental canal house and offers all the comforts of a modern home. The entire building is fitted with stunning engineered oak parquet flooring and the bathrooms feature "gun metal" taps.

Reguliersgracht was named after the Reguliers monastery, which is believed to have been located on the corner of the what is now Utrechtsestraat and Keizersgracht. In order to accommodate for a new tramway, the city council wanted to drain another stretch of the canal. Het Amstelodamum society and author Jan Ligthart fought this decision and fortunately were able to prevent this from happening. Today, Reguliersgracht as seen from Herengracht is the most photographed part of the city, due to the series of seven arched bridges. The canal house is located between bridge 31, Tante Saarbrug, and bridge 39.
The building is in one of the most beautiful locations in Amsterdam's historic canal belt area, between Herengracht and Keizersgracht within walking distance of Utrechtsestraat, Amstelveld and Spiegelgracht. Groceries are available in the neighborhood, as well as a wide range of restaurants, cafés, museums and art galleries. This is a lively area that is home to many young families, almost a small village in the city. There are also plenty of schools and daycare centers to choose from.
