Description
KEIZERSSTRAAT 32 AMSTERDAM
Charming national monument from 1785 on OWN LAND in the heart of Amsterdam
A masterpiece harking back to the glorious days of the 18th century. This charming national monument from 1785 tells the story of centuries-old craftsmanship and timeless elegance. Its remarkably restored façade preserves the old pinnacle with its characteristic neck gable (XVIIIa). The lovely house consists of a ground floor, a first floor, an attic floor, and a large loft. The house has 3 bedrooms, but with a simple intervention, this could be increased to 5. The bathroom was renovated in 2023, and the building is fully underpinned with a spacious basement offering a clear height between the beams of 1.98 meters. In short, an ideal family home for those wanting to live in the heart of Amsterdam.
LOCATION
Living in the vibrant heart of Amsterdam, yet in an oasis of peace? Then Keizersstraat is the right place. The national monument is situated in an idyllic part of the city, on a car-restricted street. Central and close to much of what Amsterdam has to offer. The immediate vicinity is full of charming specialty stores, cozy cafés, terraces, and restaurants. Just a few minutes' walk away are the Waterloo and Rembrandt squares. Central Station is easily accessible within 5 minutes by bike. Metro lines 51, 53, and 54 stop just around the corner, tram 14, and several bus lines stop at Waterlooplein. At Nieuwmarkt, there are supermarkets for daily shopping, and every Saturday there is an organic market. The area offers a diverse range of cafés, restaurants, and shops. The OBA, two excellent schools, the metro, and Central Station are within walking distance.
THE TOUR
Entering, you find yourself in a small hall with access to the cozy and open living area. A warm ambiance has been created here with the beautiful oak floor, generous high ceilings, and large windows that let in abundant daylight from both front and back. A staircase at the front leads down to the basement.
FIRST FLOOR
The stairs take you to the first floor, where two tasteful bedrooms are found, each with its own charm. The bedroom at the back has a simple bathroom in the extension area, while the front bedroom boasts beautiful stained-glass windows. A bathroom renovated in 2023 with a rain shower and toilet between the two bedrooms completes this floor.
SECOND FLOOR
Continuing up the stairs, you reach the second floor. Here, you find a spacious sleeping loft where the sturdy beam construction is visible, and the characteristic stained-glass windows are at the front. There is also a convenient sink. And as if that weren't enough, there's a loft spanning the entire length for further expansion or storage, this loft also has windows at both the front and back.
HISTORY AND ENVIRONMENT
Located in the historic Lastage neighborhood, nestled between Nieuwmarkt and Kromboomsloot, this place breathes history. Keizersstraat, seamlessly transitioning into Korte Keizersstraat, is a peaceful oasis amidst the city's dynamic energy. With the Nieuwmarkt metro station nearby and Amsterdam Central Station just a 15-minute walk away, you enjoy the best of both worlds: the tranquility of a historic district and the vibrancy of the city center.
NATIONAL HERITAGE SITE
Often, we hear: "You can't do anything with a national heritage site, right?" Fortunately, that is no longer the case. Minor maintenance that does not alter the monument, such as painting in the same color, both inside and outside, is always possible. However, major works such as changes to the structure, facades, or roofs always require a permit. Preserving monuments is a priority for the Heritage Service, and inhabitation is the best way to achieve this.
STRUCTURAL SURVEY
To support you as a potential future buyer in purchasing this unique property, we have conducted a thorough structural survey. This provides not only a transparent and clear picture of the structural state of the national heritage site but also includes an overview of potential repair costs. We are, of course, happy to make this structural report available.
SUBSIDY OPPORTUNITIES FOR RESTORATION
To keep inhabited national heritage sites in good condition, there is a subsidy available for residential national heritage properties. Since 2020, owners of residential national heritage properties can apply for the Residential Heritage Subsidy, with an annual budget of about €57 million. This subsidy replaces the old tax deduction for monument costs and supports private owners of national heritage sites in financing maintenance work such as painting, facade maintenance, jointing, window frame and glass repairs, roof, gutters and downspouts, foundation and structure, external drainage, surface hardening, and interior. After maintenance, owners can apply for a subsidy annually, with a reimbursement of 38% of the incurred costs. More information can be found on our website and on the website of the Heritage Service.
SUSTAINABILITY FROM D TO A LABEL
Redres loves unique objects, monuments, and industrial heritage. Like this delightful house, these buildings have their own needs regarding maintenance and sustainability. Given their age, such objects are inherently sustainable from a circularity perspective, but they are certainly not in use, and there is still much to gain in this area. The same applies to this national heritage site: for instance, energy consumption could be much more efficient.
Sustainability Label® *
To guide you as a buyer, we have established a so-called Sustainability Label® in addition to the regular energy label. This is an advisory on how the object can be made sustainable, including a scenario for upgrading this beautiful home from the current D-label to an A-label, and the investment required. The most effective and efficient sustainability solutions have been considered, taking into account the monumental status (protected village view) of the object.
Indeed, the best moments to implement sustainability measures are during the sale and purchase of a monumental object, and the subsequent restoration or renovation. The Sustainability Label® then serves as a useful guide to making an informed purchasing decision. This object certainly has room for sustainability, and the first step has been taken; we have conducted a scan of the house and are happy to make it available to you.
NEW: ISDE SUBSIDY NOW ALSO FOR MONUMENTS
As an owner-occupier of a monument, from 2024 you will also be eligible for ISDE subsidies for insulation measures (such as glass, facade, roof, and floor insulation), a heat pump, solar water heater, or district heating connection. These subsidies have special conditions to preserve the integrity of monuments and make them more energy-efficient. Want to know more?
