Description
This spacious semi-detached villa offers plenty of living space, a garage, on-site parking and a rear garden located on ornamental water. The villa has a modern finish, is fully fitted with underfloor heating and is also energy-efficient due to the heat pump with its own ground source. In rural and quiet surroundings, this villa is located a short distance from the village centre of De Kwakel, a primary school and various sports facilities.
Layout
Ground floor
Entrance with entry into a spacious hall. The hall contains the meter cupboard, a modern toilet with wall closet and the staircase. Here you can also enter the indoor garage.
The very spacious, garden-oriented living room is very bright and has French doors and an extra door to the back garden as well as a practical pantry. The living room offers a spacious seating area and there is also room for a large dining table.
The open kitchen is finished with black fronts and a natural stone counter top. The L-shaped layout and high wall units offer plenty of storage space. The kitchen is equipped with built-in appliances, including an induction hob, extractor fan, Quooker, microwave, combi-oven/microwave, fridge, freezer and dishwasher.
First floor
Spacious landing with a fixed staircase to the second floor. This floor has three spacious bedrooms. The largest bedroom has a private bath and a washbasin. There is a fourth bedroom, which is currently in use as a walk-in closet. The spacious bathroom has a modern finish with grey wall tiles, anthracite floor tiles and with accents of blue (mosaic) tiles. The bathroom was installed in 2020 and features a large walk-in shower, a double washbasin cabinet, wall-mounted toilet and an electric towel radiator. There is also a practical laundry/storage room on this floor with washer and dryer connections.
Second floor
This floor was fitted with a large dormer window with electric shutters about 4 years ago. As a result, the whole is divided into a spacious, extra bedroom with an en suite bathroom in beige colour scheme. This includes a shower cubicle, washbasin and a third wall closet. The room has underfloor heating with a pvc floor and there is air conditioning with heating function.
There are storage cupboards on both sides of the room, one of which houses the ventilation system. Additional storage space can also be found in the kneeboards under the dormer window. And the other storage cupboard houses the boiler for the bathroom for this floor.
Garage
The house has an indoor garage of approximately 18m². The garage has French doors and is accessible both from the front garden and from inside. There is enough space to park your car, but storing bicycles, scooters and/or stuff is also possible. The garage has electricity, there is a kitchenette with a sink and here is the location of the NIBE heat pump.
Garden
The spacious front garden overlooks the street and a playground. The garden is nicely landscaped with gravel and an artificial turf lawn. Because the garden is sheltered, you can quietly enjoy the evening sun here. There is enough space to park a car on private property.
There is a well-kept and pleasant back garden located on ornamental water. Directly adjacent to the house is a tiled and paved terrace. At the back of the garden is a small lawn and a large, slightly lower decking terrace that extends over the water. The garden is as much as 9 metres wide and has two large, eye-catching hydrangeas on either side. There is plenty of privacy because of the large hedge at the back of the garden, and behind it you can also easily get to the water via the decking. Grab an (inflatable) boat or a canoe on nice days and, if possible, skates in winter.
Location
This house is located in a quiet and child-friendly residential area with only local traffic. The property is located at the rear of the ornamental waterway that connects to the Ringvaart canal, which is part of the Defence Line of Amsterdam. Within walking distance is the village centre of De Kwakel, including a supermarket, butcher, bakery, hairdresser and some catering establishments. De Kwakel has a primary school and childcare facilities. A short distance away are many sports facilities for young and old. These include football, hockey, baseball and softball. At Health Club Amstelhof, there is a swimming pool, sauna, whirlpool, fitness, tennis and squash. For a special experience and challenging outdoor activities, visit Poldersport. Children can have fun at Monkey Town on a rainy day.
De Kwakel is part of the Municipality of Uithoorn, where several shopping centres, schools (up to grammar school) and a bus station (from 2024 a stop of the express tram to Amsterdam) are available. From De Kwakel, there is a bus connection from Amstelveen bus station to Alpen aan den Rijn. Via the bus station in Uithoorn or Amstelveen, transfers to other cities such as Amsterdam, Hoofdorp, Utrecht and Schiphol are quick. The surrounding cities are also easily accessible by car. From the provincial roads N196 and N201, you can reach various motorways in no time.
