Layout
Ground floor: portal with double front door and stained glass skylight from Vierakkerstraat to the spacious living room. This characterful living room has a wealth of graceful, classic elements such as a large original pharmacy/bookcase, stylish staircase, ceiling ornament and frame and impressive mantelpiece. You could choose to use this beautiful, open space as a studio, shop or office. A door connects the living room with the attractive dining room at the rear. A glass facade with stained glass skylight offers beautiful views over the southeast-facing backyard. The dining room also has a practical cellar/pantry, an open passage to the kitchen and the striking 4-step staircase that provides access to the 17th-century vaulted cellar. When folded down, the stairs form the entrance to the cozy upstairs room, with stylish marble fireplace and a large window towards the backyard. It is a lovely sitting room with a pleasant sun experience.
The elongated kitchen has a large window to the backyard and a black and white checkered natural stone floor. The cooking area was renovated in 2018 and furnished with kitchen elements on both sides. On the garden side is the sink area with dishwasher, sink and large drawers, on the opposite side the cooking area is equipped with a 4-burner induction hob, electric oven, large refrigerator, separate four-drawer freezer, combination microwave oven and more storage space in the upper and base cabinets. In the hall behind it there is room for a wardrobe and two doors lead to the city garden on the one hand and the well-maintained toilet (with wall-mounted toilet, fountain, window and recessed spotlights) on the other.
First floor: spacious landing with light laminate flooring that extends into the three bedrooms, an elegant arched portal and lightly finished walls & ceilings. The attic stairs are located behind a door. At the rear you will find the master bedroom, with two large windows, overlooking the backyard and with a view to Kloosterlaan. A mantelpiece and the 18th-century ornament on the ceiling refer to earlier times. A double door gives access to the indoor large walk-in closet. The spacious bathroom is located next to the master bedroom and is equipped with a sloping bath, a spacious corner shower, double washbasin with mirror and lighting and plenty of storage space and a toilet. At the front, the second (L-shaped) bedroom has a fixed wall cupboard under the attic stairs. Two windows offer a lively view over the shopping street. The same view can also be enjoyed from the adjacent third bedroom. This third bedroom also has a window in the side wall with a panoramic view of Helmichstraat.
Attic floor: spacious open attic space with immense ridge height, as designed in the 17th century with the original roof construction with hand-carved wooden beams. The open space is used as a chill/game sitting area and gym. Two large Velux skylights at the front and a small skylight at the rear provide plenty of light. A large skylight has also been installed in the fourth bedroom and there is air conditioning. Additional attic space has been created in this room and an extra floor could optionally be created here. The central heating boiler (Remeha Calenta, 2017) is located in the adjacent laundry room, with a small skylight. There is a sink, as well as connections for a washing machine and dryer and a large energy-saving solar boiler. The latter preheats the tap water before it reaches the boiler.
Outdoor space: behind the house is the sheltered, walled, quiet & deep city garden on the sunny southeast. The garden has a nice canopy at the rear and is attractively and varied with a lawn, borders and beds, stepping stones in gravel beds and various terraces. At the back of the garden there is a fence with a gate to the rear area, where the detached stone shed with roof is located. The Burchtgracht can be reached via an easement (right of way) over the neighboring plots.
Particularities
The house was originally built in the 17th century. A large-scale – mainly cosmetic – renovation was carried out in the following century. Some dates: 1985 tiled roof renewed, flat roofs replaced around 1995, 1997 facade sandblasted and impregnated, extensive renovation in 2018. Maintenance-free plastic frames have been installed on the first floor, the design of which fits seamlessly with the appearance of the house. The majority of the house has double glazing and, partly due to the use of a solar boiler, this historic building has energy label D.
