Description
Herewith we may offer you this very special townhouse. An absolute godsend for the simple reason: there are not many houses (plot approx. 630 m2) to be found in Loenen aan de Vecht that are located in the middle of the village centre, have a spacious sunny back garden with shed and a large garage and also have the possibility to park several cars on their own property (side yard has a wide entrance via the Dorpsstraat; this is truly unique). Add to this the breathtaking view right on the oldest part of the large "reformed" church, the comfort and charm of living in the middle of the old centre of Loenen aan de Vecht and you know that this opportunity will not soon
pass by.
In one of the oldest streets called "the Dorpsstraat" in the historic centre of Loenen aan de Vecht stands this very distinctive and characteristic town house (type: originally shop-living house). The property was built in the nineteenth century and stands on the former site of an old farm, which had an orchard and a vegetable garden. In an auction, the original plot was divided into three parts. In 1917, the existing mansion was put into use as a shop-living house. This included the de Jong family's barber shop. In 1962, the property was again sold at auction, and purchased by the last owner. For many former residents of Loenen aan de Vecht, this is a well-known location where many a garment was altered or repaired by the then owner of this property. The skilled tailor had his clothing workshop here for over 40 years and lived next door with his family.
Now this historic mansion in this beautiful location is available to the next generation/owner. Perhaps this will be your new dream spot and you will also write your piece in the history of this beautiful property here.
The property is dated inside and will need to be renovated with care and love by the future owner. The ideal thing about this is that you can convert the property entirely to your own insight, layout and taste into the ideal family/dream home. Important to know is that the property is classified as a protected village sight, which means that a permit is required for exterior alterations.
We first take you through the stately, handsome main entrance:
a vestibule prevents draughts in the large central hall which is located in the middle of the property and continues all the way to a door which opens onto the rear garden. The central hall divides the ground floor of the property into two parts. On the left at the front (Dorpsstraat side) is the living room with the adjacent dining area of the kitchen. The kitchen is small and simple and behind the kitchen is another small bathroom with a shower and sink. Passage to the hall. The central hall contains a toilet room and the staircase to the first floor. To the right of the central hall is the former studio. This is now one large open space with original ornamental ceiling and with many windows and the in 1917 created distinctive entrance on Dorpsstraat.
First floor:
A wide but steep staircase takes you to the first floor.
Through a landing, you reach several small bedrooms here and 1 very spacious bedroom. There is no bathroom on this floor.
Through a staircase in the largest room you reach the very large storage attic.
As mentioned earlier, the house will need thorough renovation. Due to nice, spacious dimensions of the house, a lot is possible in terms of layout. Thus, the current owners have recently had a sketchy design made by a renowned design agency in which the house can be set entirely to the current wishes of modern times. For example, on the ground floor, in the current living room, it is possible to create a spacious
living-dining kitchen with dining room can be realised, and in the former studio a garden-oriented sitting room and office. On the first floor, a master-bedroom with walk-in wardrobe and bathroom en-suite could be realised on the one hand, with an additional 2 (but possibly also 3) bedrooms with a second bathroom.
Garden, Garage and shed:
In the rear garden there is another large stone shed behind the house. On the right side of the house is a large front yard accessible via the street side Here two cars can park side by side. The yard can be closed with a wrought-iron gate. Behind the front yard is the large garage with space for another 2 cars and has very much extra storage space
The garage could also possibly be converted into a guest house, lounge area and/or home office.
The spacious rear garden is over 28 metres deep and has a beautiful view of the church and the houses behind on Leeuwendijk park. There is also a rear entrance that opens onto Park Leeuwendijk. The garden faces north-west and the depth of the garden means there is always a spot in the sun!
