Description

An exceptionally spacious and well-built detached villa with a sunny garden, situated in a quiet, family-friendly location next to the sports fields. Fully wheelchair accessible, there’s potential within the property to create accommodation for a live-in carer or a home office. Built in 1996, the house was designed for its wheelchair-using occupant. Everything is fantastically spacious, with wide doorways and sliding doors without thresholds, a double garage accessible from inside the house and a lift to the upper floors. The property currently has few bedrooms, but there’s ample potential to easily create more. All this comes in a friendly village location with a full range of amenities and good connections to bigger cities such as Den Bosch and Oss. Arriving at the property you’re immediately struck by the exceptionally large parking area in front of the covered entrance, with two doors to the large garage on the left-hand side. Access to the imposing double front doors—like the rest of the house—is wheelchair friendly, with no steps or thresholds. From the central entrance hall, a sliding door leads through to a reception room, with a cosy seating area and the doors of the lift. Through an attractive arch you then enter the impressive living room which, thanks to the round bay window and French doors to the rear garden, is flooded with natural light. The living room has a characterful chimney breast with a wood burning stove on a large marble platform, plus a dining area with enough space for eight people. Also striking are the beautiful curves of the wooden staircase to the first floor. The other side of the reception room leads through to the spacious kitchen, also with a door out to the garden. The kitchen has a fairly classic style and includes an integrated breakfast table for two people. Part of the worktop has been designed to ‘float’ so that a wheelchair user can easily cook independently, and the countertop with sink is electrically height-adjustable. The kitchen also includes a built-in dishwasher, microwave combi oven and a fridge. Another attractive arch leads through to a second glazed hallway with built-in cupboards plus a door to the parking area at the front of the house. The current owners use this side door as their day-to-day entrance, since the light and airy hall leads directly into the kitchen. Also in this second hall is the wheelchair-friendly downstairs WC (with sliding door), a built-in cupboard housing the central heating boiler, and the internal door to the garage. Although this is a standard door, it can be operated electrically. The garage, with its two sectional doors, has enough space for two cars and also benefits from a three-phase power connection for charging electric vehicles. Also in the garage is a small kitchen unit and the equipment for the solar panels situated on the garage roof (and elsewhere). There’s a fixed staircase to a useful storage/’hobby’ attic, two windows which allow in plenty of natural light, and a door out to the garden. If desired, the garage could easily be converted into a home office or accommodation for a live-in carer. Taking a look outside, it’s clear that the garden has been designed for maximum accessibility; the entire outside space has been tiled to create one large terrace, with a covered seating area and a brand-new glazed summer house. Attached to the house to the right of the main entrance is an additional storage/bicycle shed. The whole garden is extremely low maintenance. The first floor of the property can be accessed via the staircase in the living room or via the lift. Here, too, everything has been designed for maximum accessibility. There are two bedrooms plus a laundry room with connections for a washing machine and dryer, and a large built-in linen cupboard. Probably the most impressive room on this floor, however, is the bathroom, which thanks to is huge dimensions (30m2) is almost reminiscent of a ballroom. It’s a wonderful space for bathing and dressing, with pink marble flooring, a large, shell-shaped, marble-fringed bath, a floating washstand (for optimum wheelchair accessibility), a toilet and a shower with marble seat for seated showering. Electrically operated blinds complete the picture. We can imagine that the new owners may wish to create additional bedrooms and an extra bathroom on this floor of the house. Given the amount of space, there are plenty of options for this. A wide sliding door leads from the bathroom into an L-shaped bedroom, currently being used as a dressing room and solarium. The second bedroom, accessed from the landing via two sliding doors, is a characterful space thanks to the dormer window and its location partially under the sloping roof. On the attic floor of the house is another fantastic space, only accessible via the lift; the lift opens onto a small landing with laminate floor and built-in cupboards. The attic space itself is entirely tiled with antique-effect floor tiles and is currently set up as a kind of wellness centre with wash basin, jacuzzi, sauna and lounge area. French doors (with electrically operated screen) lead out to a balcony with views across the sports fields next to the house. For even more relaxation, this room also benefits from an electrically operated fireplace and a stunning starlight ceiling. This fantastically equipped, beautifully light and airy house has underfloor heating on the ground floor and in the bathroom, with wooden window and doorframes and double glazing throughout the building. The exterior of the house was repainted in 2022. Fifteen solar panels supply part of the electricity required by the occupants and, as already mentioned, there’s a three-phase power supply for charging electric vehicles. In addition, the ground floor is fitted with an alarm system with direct connection to a control room. The garden benefits from electricity and outdoor lighting, and an outside water tap to the front and rear of the house. This highly desirable property is situated in a cul-de-sac in a quiet residential area bordering the sports fields of the Nulandia football club. Behind the sports fields you’ll find a play area, ‘t Heike petting zoo, a small swimming pool (entrance free of charge), a tennis club and a korfball club. In the village itself is a primary school. Just a five-minute cycle ride from the property there’s a range of shops, including an Albert Heijn supermarket, a bakery and a cheese shop, plus diverse cafés and restaurants and a pub. Nuland is situated about halfway between Den Bosch and Oss, both accessible in 10 to 15 minutes by car.
