Description
This attractive, monumental house is located in a particularly attractive spot: in the historic center of Vianen, with the beautiful and spacious garden on the city wall. First floor:
The semicircular double green gate door gives access to the backyard through a covered gate. In the rear facade is through a so-called horse door access to the porch. This is currently the only entrance to the house. Through the draft portal with checkroom is the door to the kitchen. The kitchen has an L-shaped arrangement with appliances namely: 4-burner gas hob with underlying oven, extractor and dishwasher. The hard stone countertop has underlying kitchen cabinets. The kitchen window is lockable from the outside with double shutters (dark green). In the kitchen diner is a stair cupboard with distributor floor heating of the first floor and also a pantry. Through a square arch is the living room (former en-suite) to reach. The living room has beautiful light through the high windows, there is a fireplace with tiled hearth and through a horizontally sliding library staircase is the mezzanine with bookcases to reach. A 2nd hall in the middle of the first floor gives access to the toilet room under the stairs, and a staircase entrance to the 1st floor.
Second floor:
Landing with door to very spacious toilet room with sink and Velterm tilt roof window with double glazing. The bathroom has a high ceiling, a dormer and is equipped with a wide design radiator, two fixed sinks, a bath with whirlpool and a hand shower. Next to the bath is an extra-large walk-in shower with glass wall. The bathroom window in the dormer gives natural ventilation and has a pleasant view of the backyard, dike houses, the dike and the 15th century city gate "Lekpoort". The landing with 4 steps up to kind of upstairs room with staircase to the 2nd floor and door to the front bedroom of no less than 25 m² with sliding window and a fixed built-in wardrobe wall and the flue. The bedroom has an old decorated beam ceiling. The old connecting structures and building materials are nicely visible, a connection to the past.
Second floor:
Large attic space with several storage areas and the location for the central heating combi boiler and the washer and dryer with overhead window. There is a dormer window at the front and 2 Veltram tilt windows of double glazing installed at the rear of the house.
Attic/entresol
On the attic floor there is a fixed, open staircase that gives access to roof ridge with there a the mezzanine floor with a bedroom.
North facing garden:
The backyard is really gorgeous!
Behind the garden is a stone shed with over 1/3rd of the gable roof a storage attic. The shed has 2 power points, also ideal for charging the electric bicycle. Through the double gate door, the garden is accessible by motorcycle.
At the rear wall is an outdoor tap with water drainage.

- In the side wall of the house (under the gate), appears to be a former opening to the house. This is not currently in use as an entrance.
- Tabletop refrigerator is defective.
