On the location at Onderdendamsterweg 34 in Winsum stands a remarkable farmhouse, a dairy and agricultural farm with a long history. Since the turn of the century, Gert and Grace Veldwijk have operated a sports and recreation center here. With the end of this activity, opportunities have arisen to give a new purpose to the farmhouse and the surrounding greenery.
From mid-2024, the existing barns will be demolished and rebuilt in almost the same form. Ten farmhouse residences will be realized in the barns. These farmhouse residences are situated along an inner street. Each has its own storage space, which will be collectively housed in a separate building. The existing main house will be preserved, internally separated from the rear farmhouse residences, but connected to them via a "neck".
On the adjacent meadow, eight semi-detached residences will be built: courtyard homes.
All residences are characterized as lifetime homes, suitable for every stage of life. Especially the separate room on the ground floor offers opportunities for use as a children's playroom, home office, or ground floor bedroom. The first and second floors will be partially finished, but can be architecturally arranged according to your taste and preferences. Thus, you will have a home that meets your needs.
The entire location will be designed as a farmyard, with walking paths and plenty of greenery. Existing trees will be preserved as much as possible, and new planting will be added. In the project, hedgerows with evergreen shrubs are allowed as property boundaries, ensuring the green character is maintained.
All parts of the location not belonging to the private properties of future residents are communal property and for collective use. All owners will participate in the governance of this community and can help determine how the location can be further developed and used.
What makes this project special is that this communal outdoor space contributes to an active and social life. In the inner street of the farmhouse residences, residents can meet each other and organize activities. Meeting places can be created on the courtyard, but also play equipment or facilities for children can be installed.
Because the location is located just a stone's throw from the center of Winsum, future residents can walk to do their shopping and easily use the facilities in the center of Winsum.
All farmhouse and courtyard residences will naturally be built according to the most recent standards. By using timber frame construction, all residences are earthquake-resistant. Naturally, all residences will be gas-free. The outer walls of the farmhouse residences will be made of recycled bricks, combined with highly sustainable roofing. Additionally, since the window frames will be made of plastic, all residences will require minimal maintenance.
TYPES OF RESIDENCES
The farmhouse residences consist of three types, all featuring a bedroom and bathroom on the ground floor and thus being suitable for all stages of life. Type A residences (2 units) are corner residences of 125 or 117 m2; Type B residences (2 units) are corner residences of 125 m2; and Type C residences (6 units) are terraced residences of 112 or 121 m2. Additionally, eight courtyard residences will be realized; semi-detached residences of 114 m2. These residences are certified as walker-friendly. All residences are, of course, very well insulated.
Courtyard Residences (semi-detached)
The entrance to the residence is accessible via a small square. From the hallway of the residence, there is access to the living room, toilet, and utility room. The residence has an open kitchen and a garden-oriented living room spanning the full width. The sliding door provides access to the terrace and garden. Next to the entrance of the residence is a private outdoor storage room. On the first floor, there are three bedrooms and the bathroom. The first bedroom is 8 m2 and has a French balcony; the second is 8 m2 and has a skylight; the third is 6 m2 and has a skylight. Additionally, the residence has its own parking space.
Environment and Community
All residences have private outdoor spaces and a parking space. In total, 34 parking spaces will be created on the property for the collective owners and their visitors. With the purchase of a residence in the project, you also become a co-owner with an undivided share in the entire property.
Additional Options
Any desired modifications to the residences can be discussed and explored. For example, the second floor of the farmhouse residences can be customized with bedroom(s) or storage space according to preference, different layouts for the first floor and creation of attic storage spaces are possible for the courtyard residences, or stairs can be finished with built-in closets.
