My experience selling a house in Amsterdam with this agency was terrible. The house is, of course, sold, and the agency has done the absolute minimum that any other agency will offer you: photos, listings on funda, viewings. However, the experience itself was simply terrible. Our agent was very responsive until we signed a contract with him. After that, he started answering emails every couple of days and never called me. When I had questions or doubts, he answered with the same words, simply copying his old answers. The feeling was completely unwelcoming.
After the viewings, we had several interested parties, but the agent advised us to choose the first offer: despite the low price, the buyers promised to quickly buy the house since they didn't need a mortgage. I accepted the agent's advice and turned down other interested parties. After that, a complete nightmare began.
One day they called me from the agency’s office and informed me that they had set dates for a technical inspection, signing of an agreement, and also an appraisal of the apartment. When I asked why an appraisal was needed if the buyer did not take out a mortgage, the secretary rudely told me that the buyer did actually need out a mortgage and therefore wanted a full appraisal. I suggested that buyers use a Calcasa report, to which they answered me even more rudely that the agency does not offer alternatives in such cases. For me, this was unacceptable since I was going on a long vacation and there were cats at home, for whom this is a huge stress, plus such a condition was not in the offer to begin with. The agency stubbornly refused to negotiate with the buyers and it seems to me that they never discussed this issue with the buyers' agent.
Next, my agent began to insist that I must congatulate the buyers, and preferably also come to sign the final documents, although I would have to pay for the services of a translator (300 euros) and come to the notary at an extremely inconvenient time for me. I still don’t understand why I have to communicate with people who lied in their offer and didn’t send any personal note. But this was the only thing that the agent regularly required of me, reminding me every couple of days.
When I asked the agent to ask how much the house was appraised, he simply disappeared. On the day of the transaction, he didn’t even call me, and I ended up asking a notary for confirmation of the sale. The agent didn’t even send us the meter readings on the delivery day, thanks god we checked them ourselves.
It's just a terrible experience. I trusted this agency because I had an absolutely wonderful experience working with their office in another city and I hoped that the office in Amsterdam worked just as well, but I was wrong. I absolutely do not recommend selling a house through this agency in Amsterdam.
