Overall I would say that the work performed was not even half of what should have been for the price paid.
The contract stated that the broker should search for properties and plan viewings for me - never happened. Also their tool Copaan is giving very inaccurate results, I didn't use it at all.
The broker should submit your bids and manage the negotiation - she was trying to convince me that there is no way my offer would be accepted with the price I could afford and I understand that it's a broker's job to advice you with the figure most likely to win, however I am their customer and at the end of the day, they need to comply to my request. On another property I asked her to bid, again what she thought was too low, I have no confirmation that she actually submit that bid and never came back to tell me by how much I missed it, even though I asked.
She was supposed to be present at the technical inspection, she was late to the point that she missed it and I was the only one there and that was actually the one time she saw the house before the delivery day.
Even after deciding to put an offer on my final place, I was in contact with the seller agent and the mortgage consultant was the one that convinced the seller that I was a viable candidate. She missed including the list of deliverables in the offer, asking me if I had mentioned it as if I was the one who sent the offer, and it the end I had to negotiate with the seller directly for what I thought was included in the price.
My conclusion is I paid close to 5000 EUR for assistant work (schedule a technical inspection and notary appointment) and I should have dropped her when I decided to bid on the house I bought, since clearly she had close to zero intervention in me getting it.
She is a nice person, if that helps anyone.
