Description
This house, detached via the kitchen/diner (formerly garage), is located on 430 m2 of private land near the entrance of the Regenboogbuurt of Almere Buiten. The quiet Lilastraat is characterized by large, detached and semi-detached houses with flat roofs. On both sides of the street you will find green areas with extra parking spaces here and there. Almost all homes here have a parking space on their own plot.
Lilastraat 31 has no less than 65 m2 of living room on the ground floor. In 2023, the former garage was converted into an almost 30 m2 kitchen-diner with a new built-in kitchen unit with all appliances. The kitchen still needs a small finishing touch. The living room is really large with approximately 65 m2 of living space. You enter the terrace behind the house through the aluminum sliding doors in the rear facade. On the left is the passage to the kitchen/diner of almost 30 m2. The kitchen unit was moved in 2023 to what was previously the garage and storage room.
The entire ground floor has a laminate floor finish and radiators. The walls are plastered. A good paint job will freshen things up wonderfully. Under the stairs to the 1st floor you will find handy drawers and a stair cupboard with a door. The backyard can also be accessed from the kitchen/diner. Through the aluminum sliding doors you have a beautiful view of the green backyard from the living room.
KITCHEN
The kitchen unit is from 2023 and consists of a cooking/sink island and a cupboard block containing the combi oven, large freezer and refrigerator. The rest is storage space. The island has a composite worktop and, in addition to a large sink, a 5-burner gas hob and an integrated dishwasher. Additional sockets are included in the countertop.
Due to the closed PVC doors in the front facade, the kitchen is still darkish. This can be solved by having a skylight installed in the roof. In addition, the kitchen unit still needs some finishing in
small details. The equipment is from AEG and Siemens.
1st FLOOR
Via the stairs in the living room you reach the landing of the 1st floor. From here you have access to 3 bedrooms, the bathroom and a separate toilet. The master bedroom is located at the rear of the house and is no less than 20 m2 in size. The 2 other bedrooms on this floor are both approximately 11 m2 in size. The 1st floor is largely equipped with laminate flooring and radiators. The bedroom at the front has a vinyl floor finish.
BATHROOM
The bathroom is located at the front of the house and has a shower cabin with hard glass doors and 2 porcelain sinks. The (2nd) toilet is separate and equipped with a duo-block toilet and a amell sink (as downstairs).
2ND FLOOR
From the landing of the 2nd floor you have access to 2 bedrooms. On the landing itself you will find the central heating boiler and the connections for a washing machine and dryer. The boiler is a Vaillant ecoTEC RW5 from 2020 and is in the top 3 of the best tested boilers by the Consumers' Association.
The bedrooms have a size of 10 respectively 13 m2. The entire 2nd floor has laminate flooring and radiators. The large roof terrace at the front of the house can be accessed from the landing of the 2nd floor. From here you have a beautiful view over part of the district. With its southeastern location, you have the sun on the terrace almost all day long. The flat roofs of the house were all replaced in 2019, except for the front door awning. 8 Solar panels have been installed on the top flat roof of the house.
GARDEN LOCATION
The backyard is wonderfully large and equipped with paving, grass and borders with various plants, shrubs and (fruit) trees. In the back there is a small storage room for garden tools. There is also a second terrace at the back of the garden, a bit hidden behind the flowering shrubs. This garden offers lots of greenery and plenty of shelter.
On the terrace at the rear of the house you have the sun in the afternoon and evening, until it sets almost straight behind the house.
The color of the house has been determined by the designers when the neighborhood was built. This may not be deviated from. The color of this house is KEIM 9493 or light gray. This concerns the color of the front, side as well as the rear facade. These colors can be found on the website of the municipality of Almere.
SITUATION
As mentioned, Lilastraat is a quiet street with predominantly local traffic. There are green areas on both sides of the road with extra parking spaces here and there. Most homes in this street have a parking space on their own property.
There is a DEKA supermarket and Spectrum primary school 150 meters from the house. The Meridiaan Park is located at other the end of the street. From this place you can reach the A6 in 5 minutes by car with connections to the A27 and/or A1.
