IJ UP's 'calling card' is formed by a generous entrance hall, a space with plenty of natural light that provides a visual connection to the courtyard garden. The building will be equipped with a heat/cold pump system for heating and cooling. There will be PV/PVT panels, triple-glazed windows and all flats will have underfloor heating and ventilation.
Freedom of choice and creativity
IJ UP will be built on plot 13-08, located on the corner of the block and on the southeast side of Centrumeiland. IJ Up will become a beautiful complex, consisting of 17 flats and townhouses. And each dwelling can be individually designed. Each dwelling will have its own outdoor space, but there will also be a communal courtyard garden for residents.
Sustainability
Besides being a contemporary and modern residential complex, IJ UP will also be a sustainable building. The starting point is high-quality urban architecture with a focus on nature-inclusive construction. The aim is to build efficiently, compactly and smartly, using recycled materials wherever possible. When new materials are used, they are bio-based, so as to limit CO2 emissions from the building materials. Prefabricated materials and building elements are also used wherever possible.
Rainproof and nature-inclusive
To collect water, the roof will be designed as a polder roof with intensive green planting and sedum. The green roofs, climbing plants and water storage also provide cooling and therefore contribute to a more pleasant urban microclimate.
In addition, the building group, in collaboration with an ecologist, is committed to a nature-inclusive and ecological building. This will be achieved by implementing small ecosystems, such as a bee hotel and nesting boxes for house sparrows and other birds.
Collective Private Ownership (CPO)
Building your own home, for many people it is a dream, and for many it will remain a dream. While there really are creative ways to build your own home more cheaply. One of these is CPO building, which stands for collective private commissioning. Together, you develop a housing project with a group of people (your future neighbours) who also want to build a house. So there is no project developer in between, which saves on costs. As a CPO group, you work together with the architect and buy together. With this form of construction, you can save money because you build at cost price. So you pay exactly what the house costs!
The building group itself is very diverse, reflecting the multicultural, internationally heterogeneous city of Amsterdam.
Sales prices
Purchase prices v.o.n. for the available homes range from € 305,592 to € 590,582. The prices given here are the prices for a house that will be completely finished based on standard finishing. The homes come with the necessary installations, connections, kitchen, bathroom, plumbing and a private heating system. Together with the contractor, you can customise the standard finish to your own preferences in terms of materials, plumbing, et cetera.
The prices are based on an annual index canon (perpetual ground lease), where there will also be the option to buy off the canon perpetually. Parking is only available for nr. 11. Unfortunately not for the other available apartments. The aforementioned Het Deelcentrum offers good alternatives.
