Along the hall, a toilet and the entrance to the large cellar (31 m2). This is situated at the front of the property and has a ceiling height of 2.04 and a small window. This area can easily be converted into living space.

Surrounding area
The property is located in the beginning of Wakkerstraat, around the corner of Middenweg and near Ringvaart. You find the shops for your daily shopping along Middenweg and Oostpoort shopping centre is within walking distance. If you prefer a stroll in the park, you won’t have to go far: Frankendael, Flevopark and Oosterpark are all within easy walking distance. The area also has lots to offer sports enthusiasts: various sports fields, Jaap Eden ice rink, swimming pools and gyms. The city centre is just a 15-minute bike ride away. The economical central heating boiler is reasonably new and does not need to be replaced.
The floor is not insulated and this is also not really possible in the kitchen, which is why the effect of floor insulation has not been calculated (is expected to be minimal).
The floor above the unheated cellar is not insulated, if this were to be insulated (Rc = min. 3.5), the label would remain ‘C’.
The property has quite a lot of windows and not a lot of bricks in the façades, making it less likely for the next occupant to insulate the façade (Rc = min. 3.5). This has however been calculated and insulating the facades would change the current label ‘C’ to ‘B’.
The property is currently suitable for heating generated by a heat pump (outdoor unit in the garden); this would further improve the label from ‘B’ to ‘A’.
