Description

LAYOUT
Street-level entrance, porch, hallway. On the left is a space containing the energy meters, plus room to hang coats, before the stairs that lead up to the first floor. A door on the right opens into the living room and dining room, with a lovely east-facing garden at the rear and a bangkirai terrace surrounded by green bamboo. The kitchen is situated in an original extension to the left; it has a glass-based design and features the usual array of appliances, including a warming drawer, boiling water tap, separate oven, and separate microwave. It is semi-open and is slightly elevated compared to the adjacent dining and living rooms. The original layout of the rooms can still be recognised from the decorative plasterwork on the ceilings.
On the first floor are four bedrooms, with a bathroom situated in the central section; it has two sinks with vanity units, a bath, a walk-in shower, and a toilet. The bedroom at the rear has a balcony that extends across the whole width of the room. The balconies have recently been renovated and painted. At the front, the large bedroom features French windows that open out onto a large French balcony.
The ground floor and bathroom have underfloor heating. Upstairs, meanwhile, convectors have been incorporated in the floor. The polyurethane cast-in-place concrete flooring throughout the property has a neat and clean appearance.

LOCATION
The apartment is located on one of the prettiest streets in the Helmersbuurt neighbourhood. Alberdingk Thijmstraat is an attractive street with plenty of greenery in the heart of the Oud West district of Amsterdam, a highly sought-after area due to its quiet yet warm ambience. There are many lively bars and restaurants in the vicinity. Leidseplein, Museumplein, the Rijksmuseum, P.C. Hooftstraat, and Vondelpark are all within walking distance. Local public transport links (bus and tram) are excellent and the A10 Ring Road can be reached in a matter of minutes.
The Helmersbuurt neighbourhood is in Amsterdam-West, in the Dutch province of Noord Holland. It is named after Dutch poet Jan Frederik Helmers and was part of one of the city expansion projects at the end of the 19th century. Sophiapark, which was once regarded as a slum district, was located in the original Stadspolder and Godshuispolder. It was eventually replaced by the buildings near the corner of Stadhouderskade and Eerste Helmersstraat.
OWNERS ASSOCIATION
The owners’ association consists of two dwellings: the apartment on the two lower floors (offered here) and the apartment on the top three storeys. The property we are seeking to sell has a two-fifths share of the owners’ association. The service charges for this apartment are €181.13 per month. The owners’ association has recently carried out major maintenance work at the rear of the property (new balconies and painting). The front of the building was painted in 2023, and the roofing was renovated in 2021. There is a long-term maintenance plan in operation, with an appropriate budget, and the owners’ association is registered with the Chamber of Commerce.
The building was completely renovated in 2010 and subsequently divided into two apartment titles, with planning permission. The ceilings were insulated and the original plasterwork decorations restored, the original mantelpiece was returned, and new window frames (but with traditional dimensions) with double glazing were fitted. (Only on the first floor at the rear has the original wall been retained and fitted with historic insulation Ruysdael glass.) The apartment also has floor insulation and completely new electric and gas fittings, all approved by the competent authorities for the purpose of obtaining the aforementioned planning permission.
