Description
We are delighted to present this charming three-room apartment in the very heart of the old centre of Haarlem, just behind the Frans Hals Museum and around the corner from Grote Houtstraat. The apartment is on the first floor of a small and well-maintained apartment complex. There are parking spaces on the land behind the property and a private storage space on the ground floor.
LAYOUT
Ground floor: Shared entrance with an intercom, enclosed hall with staircase, access to storage area and the parking spaces to the left of the entrance hall. A communal staircase on the right leads to each of the apartments.
First floor: Entrance, hall with videophone installation, storage unit with central heating boiler (NEFIT boiler, installed in 2014), bright living room (around 24m2 in size) with two French windows that open out onto the French balcony for morning and afternoon sun, an open kitchen with various built-in Miele appliances, bathroom (dating from 2016) with a shower cabin, sink and vanity unit, a radiator, a floating toilet, fittings for a washing machine, two bedrooms to the rea, with floor areas of 11m2 and 5.5m2. The larger of the bedrooms has a built-in wardrobe and access to the west-facing balcony, which receives the sun in the afternoons and evenings. The apartment has wood design vinyl flooring. There are anthracite grey floor tiles in the kitchen.
The apartment has its own storage area on the ground floor, accessible from the ‘garden’.
LOCATION
The apartment is situated in the prettiest part of the Haarlem city centre - the Heiliglanden. Shops, the Stadsschouwburg (theatre), and museums are all just a gentle stroll away. You only have to walk to the end of the street before you find yourself on Gedempte Oude Gracht. From the French balcony in the living room, at the front of the complex, you can see the tower of the iconic Sint Bavo church on Grote Markt. The west-facing balcony at the rear overlooks a historic society and the rear of Grote Houtstraat. The oldest public park in the Netherlands - Haarlemmerhout - is also within easy walking distance.
OWNERS’ ASSOCIATION
The complex has six members who are entitled to use of the parking spaces at the rear. They are accessed through an electric roller shutter door that can be operated remotely from the street. There are four spaces available for the six owners’ association members: this has so far always proved sufficient. The vendor had a space at her disposal, but it does not come with any exclusive rights of use. The monthly service charges are €150. The level of reserves amount to around €35,000. In 2024, the owners’ association is planning to have the stairwell painted and to have the side wall pointed. The owners’ association does not have its own set of standing rules.
FREEHOLD
The property is on freehold land (recorded in the Land Registry in the Municipality of Haarlem, section D, number 9738, index A5).
